Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: Denied 1. Areas used for storage are to include 25% of the live load in determining the effective seismic weight. Verify the additional load is applied to the mezzanine lateral resisting system as required in ASCE-7 Section 12.7.2. 2. All additional Calculations shall be sealed and signed by Professional Engineer registered with State of Arizona per Section 107.1 of International Building Code 2018. 3. Provide Geotechnical Report for the proposed building per International Building Code 2018, Section 1803.1. 4. Provide schedule of special inspections as required in IBC Section 1705. 5. Structural steel, components and fasteners which are exposed are to be protected against corrosion in accordance with AISC 360 Section B.13 as indicated in IBC 2018 Section 2203.1. 6. Designer is to coordinate venting and drainage hole requirements for HSS tube members that are galvanized using the hot-dip galvanizing process. Provide for plugs as needed. AWS D-19.0 calls for welds on galvanized steel to be free of zinc. Field welds on galvanized parts requires the removal of the zinc coating in the area of weld. Provide zinc paint (approved by the galvanizer) and apply as required to the weld and steel area to provide protection. 1. Provide galvanized bolts on the framing connections which are exposed and is galvanized. 2. The requirements in OSHA 1926.757 for the erection of open web steel joists are to be followed. Where steel joists are used with columns that are not framed in at least two directions with solid web structural steel members, a steel joist shall be field-bolted at the column to provide lateral stability to the column during erection. Where constructability does not allow a steel joist to be installed at the column the joists are to be stabilized on both sides of the column. 3. Provide a vertical stabilizer plate at columns for steel joist as required by OSHA 1926.757. 4. Show lines of bridging for the steel joists per joist manufacturer’s recommendations. Submit a response letter addressing these correction items and provide bubbles on the revisions to the drawings. BUILDING REVIEW COMMENTS: Denied 1. At least 5% of the dining surfaces are required to have mobility features. Provide calculations of the required amount of accessible seating and indicate the locations. Additionally, ensure that surfaces are properly dispersed throughout the structure. Section 226.1 and 226.2 of the 2010 ADAAG. 2. Provide egress plans for the upper deck area that includes all applicable egress requirements including travel distances and occupant loads. 3. The rear exits for the restaurant discharge into the a fenced area with gates that have the potential for being locked. All exits must discharge to public way. Provide an unimpeded and clear route to public way in accordance with Section 1028.5 4. Provide a full stair section and all applicable details that are in accordance with Section 1011. 5. Provide a guardrail details for the upper deck in accordance with Section 1015. 6. Provide a complete schedule of special inspections and required construction observations in accordance with Chapter 17 of the IBC and Tucson policy. Submit a separate bound packet of construction documents, which is comprised of the following: 1. Submit a Statement of Special Inspections form, prepared by the project structural engineer 2. A signed copy of the Contractor’s Statement of Responsibilities, as required by 2018 IBC Section 1704.4 3. A Structural Observations Notification Letter from the principle registered design professional from the Special Inspection Approved Agency. (2018 IBC Section 1704.2.1) 4. Identify the Special Inspection Approved Agency. (2018 IBC Sections 1703.1 & 1704.2.1) 5. Include copies of the individual Special Inspectors’ resumes to verify their qualifications for the specified special inspections. (2018 IBC Section 1704.2.1) 1. The IECC requirements have not been provided. Provide all applicable IECC requirements including a fully signed COMcheck. 2. Provide all EIFS architectural details that are in compliance with Section 1407. 3. Roof drainage sizing calculations have not been provided. Provide roof drain sizing calculations to the roof plan in accordance with Section IPC 1106.1 & 1106.2 4. GPM discharge amounts have not been provided for the roof/drain overflows. Provide the roof/drain overflows in accordance with Section IPC 1106.2. 5. Provide all roof drainage architectural details. 6. Provide all roof access ladder details. 7. MECHANICAL REVIEW COMMENTS: Denied 1. Provide ventilation air to storage room sheet M1 (IMC2018,403.3.1.1) 2. Provide the CO2 amount being stored and dispensed for beverages and plan of protection (IBC2015,908.7) 3. Provide manufacturers specs for hood 1 and hood 2 (IMC2018,106.3.1) 4. PLUMBING REVIEW COMMENTS: Denied First Plumbing Review: 1). The #13 Ice machine on plan page P1 can't discharge to the grease interceptor. -IPC 1003.2 2). The M4 , #18, #31 walk-in coolers condensate on plan page P1 can't discharge to the grease system. -IPC 1003.2 3). HP1, HP3, EC1 condensate on plan page P1 can't discharge to the grease system. -IPC 1003.2 4). Employee restroom door can't open into the kitchen ( suggest install door adjacent to the #20 prep sink if permissible by building review) Update all affected pages. -IPC 403.3.2 5). Hand sink next to outdoor grill on plan page P1 needs overhang above, it can't receive rain water. -IPC 1101.3 6). Hose bibs at water main entrance & behind #6 hot table need individual shut off valves. -IPC 606.2 7). Per the manufacturer website the GB-250 grease interceptor selected on plan page P6 is a hydromechanical type. The Tucson plumbing code amendments only allow 4 items to discharge to this type of grease interceptor. Update all affected plumbing pages 8). Plan page A8 needs to illustrate the primary & secondary roof drains/conductors and or Primary/secondary scuppers or gutters & downspouts along with sizes & calculations. -IPC 1106.1, 1106.2, 1106.3, 1106.6 . 9). The 5 Unit Heater exhaust/intakes need to be illustrated to the termination locations within the mechanical or plumbing plans. Per the manufacturer websites these models have intake & exhaust connections. -IFGC 305.1, 304, 503.1 10). label the fuel source of the #15 outdoor grill on plan page P3- IFGC 106.3.1 11). Plan set needs to be accompanied by the site utility piping plan for the continuation of sewer, storm, water service to show correlation with plan pages P1 & P2 . -IPC 106.3.1 12). Plan page P6 fixture schedule missing mop sink manufacturer name & model number & missing mop sink faucet info. - IPC 303 13).
