| 04/20/2023 | Commercial Electrical | REQUIRES RESUBMIT | Please address the electrical plan review comments and provide a written response. The resubmitted plans do not completely address the previous electrical plan review comments or contain information that is inaccurate. The previous electrical plan review comments are listed below along with an explanation shown with a (.1) after the comment number, stating the reason the resubmitted drawings where not acceptable. 1. Multifamily dwellings are considered commercial therefore all Electrical Code references need to be per 2017 NEC. Remove IRC Code references and revise to NEC. 1.1. The IRC Code references are not all removed and the others were replaced with IBC Code references that do not exist. Please clarify. 2. Provide more detail as to the extent and scope of electrical work required for each unit. If the units are being re-wired, indicate designated branch circuits and provide complete panel schedules identifying all branch circuits for all devices and Mechanical/Plumbing equipment. NEC 408.4. 2.1. Per the response letter signed by Robert Johnson, Registrant of Record., the three apartments are being completely rewired. Unfortunately, there is not enough detail on the plans showing the scope of electrical work to be performed to ensure Code Compliance. For example: (a) Are the unit Breaker Panels new or existing? (See previous review comment #3). (b) The Panel Schedules are not complete and do not show the required information including loads in KVA and Amps as required per NEC art 210.11, 220, 408.4 and 408.30, 408.58. (c) The Branch Circuit designations for devices and or equipment shown in the Panel Schedule(s) does not correlate with the ‘Circuit Schedule' and also some of the Branch Circuits or feeders are not included in the Panel Schedule and are not shown in the electrical floor plan.. (d) Provide smoke detectors for all the units and indicate the branch circuit designation. (e) Provide a GFI protected 120 volt receptacle on each Balcony or Deck as required per NEC art 210.52(E)(3). (f) If the unit Breaker Panels are new, provide a complete Electrical Line Diagram including feeders and show the location of the Electrical Service on the premises. 3. What is existing to remain and what is new? 3.1. Not clear on the plans. 4. Verify Outdoor Lighting Code Compliance for the exterior lighting. 4.1. Ref; Outdoor Lighting Calculations. (a) How were 12,000 lumens calculated. (b) The lighting area is E3, not E1a. (c) Exterior lamp color temperature output for exterior lighting shall not exceed 3500K. OLC section 402.1. 5. Provide for GFI protected Dishwashers, Laundry, and all exterior receptacles. NEC 210. 6. Define the term CO’S. 7. All devices, equipment must be shown on the plans along with its designated branch circuit or feeder and Breaker panel designations. 8. Provide a symbol legend showing the definition of all symbols and abbreviations. Ref; 2018 IBC section 107.2.1, 2017 NEC, 2018 IECC, 2012 City of Tucson Outdoor Lighting Code. | 03/28/2023 | Commercial Mechanical | REQUIRES RESUBMIT | 1. Comment not addressed. [Second comment: Comment not addressed.] [Initial comment: The mechanical notes still call out sections of the IRC but refer to them as IBC sections (e.g. the first note calls for the ductwork to comply with the 2018 IBC Chapter 16, but Chapter 16 of the 2018 IBC is Structural requirements, not ductwork). See also, the 2018 IMC and the 2018 IECC.] 2. Section R403.7, IECC 2018 is a mandatory requirement to calculate the heating and cooling loads using “ACCA Manual J or other approved heating and cooling calculation methodologies.” The Titan HVAC Load Calculator is not an approved calculation method. [Second comment: Comment not addressed.] [Initial comment: Provide heating and cooling load calculations to justify the heating/cooling capacities of the specified HVAC units. Reference: Section R403, IECC 2018.] |
