This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 -.9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. (Comment) The original approved plans appear to indicate two separate floor plans. Please explain the discrepancy in floor plans and clarify which of the two plans was constructed.

2. (Comment) Aerial imagery indicates that the constructed building footprint does not match the as-built floor plan (A.1) provided in the revision. The building footprint also does not match the site plan (A.1) or floor plan (A.2) provided in the original approved plans. Please include an updated site plan and floor plan reflecting the correct building footprint on your next submittal. Indicate all required setback dimensions from the building to the lot lines.

3. (Comment) In the as-built revision plans, the floor plan indicated in the roof framing plan (S2.2) and the proposed floor plan (A.2) do not match. Clarify which floor plan is correct.

4. (Comment) If the addition to the structure does not meet the setback requirements, a Design Development Option will be required. To begin the DDO process, submit a DDO application under the Zoning Modification sub-record that has been created.
