STRUCTURAL REVIEW COMMENTS:
DENIED
1. Provide calculations and confirmation letter from a structural engineer verifying the existing roof structure is sufficient to except the weight of the new hvac unit.
2. Note on the drawings that the soil under the slab and around the footings will be treated for termites prior to the pouring of the concrete. 2018 IRC R318

BUILDING REVIEW COMMENTS:
DENIED
1. Verify the building evaluation cost for the project. The old design was estimated at $158,934.00 and it is unknown if the changes have significantly affected this cost especially with the addition of the new water service.
2. Provide the calendar date on the title page of the drawings, and bubble or clearly mark any changes on the plans for the second submittal.
3. Clarify if the shed shown in the back yard on the original proposed drawings is to be removed (it is not indicted on this set) and clarify on the drawings that the workshop is existing.
4. Indicate a sidewalk or other hard walking surface from the driveway to the new front stoop on the site plan. Note the material and construction requirements on the plans.
5. Clarify if the existing stucco and brick trim will be removed from the existing structure. Detail 21 indicates to “cut out the stucco” but it is unknown if this is for the entire façade.
6. Provide demolition notes for the existing structure including the removal of the existing windows, front door, driveway, or any other items required to be removed to make ready for the new addition.
7. Clarify what the bump out is for in the wall in the existing dining room. It appears that this is currently a flat window not a bay. Provide details for the changes and indicate how the area is to be infilled.
8. Indicate the overall average ceiling height of the first floor powder room on the drawings, it is understood that the area at the vanity is to be 9’ however the stairs infringe on the overall height above the toilet. A minimum of 6’8” is required or provide a calculation for a sloped ceiling per 2018 IRC R305.1.
9. Indicate a nonabsorbent wall surface a minimum of 6’ high will be installed in the tub/ shower enclosure in the second floor bathroom. 2018 IRC R307.2.
10. Clarify why there is a dashed swing door shown in the master bedroom deck railing, and what looks like windows on the office side deck railings. The elevations do not show a door or windows in this area.
11. Show the garage person door on the east side elevation and clarify why the west side elevation looks like a partial wall section. Provide a true west side elevation with a separate overall building section.
12. Correct the details 2 and 3 that show only an epoxy floor coating on the exterior decks. This area is a roof for the first floor and must be treated as such with roofing material including flashing. Provide notes or details for this area. 2018 IRC R905.
13. Provide additional information on the proposed roofing including material type, grade of materials and method of installation. The details indicate built up roofing with tile over. If this is to be clay tile roof, provide additional details on the required roof decking and fastening of the material per 2018 IRC R905.3.
14. Indicate how the existing roof scuppers and existing roof slope will be modified to accommodate the new addition. Currently the water is directed to the front of the house.
15. Show how the existing roof wall parapet will be tied into the new wall. Detail 8 stops short of showing this condition. Include any flashing to be installed.
16. Indicate on the drawings that fireblocking will be installed to cut off both vertical and horizontal concealed draft openings between stories and attic or roof area. 2018 IRC R302.11.
17. Indicate a permanent certificate shall be posted on a wall in the space where the furnace is located, a utility room or an approved location inside the building. The certificate shall indicate the predominant R-values of insulation installed in or on ceilings, roofs, walls, foundation components such as slabs, basement walls, crawl space walls and floors and ducts outside conditioned spaces; U-factors of fenestration and the solar heat gain coefficient (SHGC) of fenestration, and the results from any required duct system and building envelope air leakage testing performed on the building. 2018 IECC R401.3.


MECHANICAL REVIEW COMMENTS:
DENIED
1. Provide structural calculations for the existing roof that is to support the new unit (see structural comments).
2. Provide a curb or support detail for the installation of the new unit on the existing roof. Show the new unit and the support on the elevation drawings.
3. Indicate the exhaust fans on the mechanical plans that go to the exterior for the bathroom and half bath on the drawings. Indicate a minimum CFM of 50 for the bathroom exhausts. 2018 IRC R303.3.
4. Indicate that the ductwork that is show in the garage ceiling will be furred down and covered with a minimum of type x 5/8 drywall to match the ceiling. 208 IRC R302.6


ELECTRICAL REVIEW COMMENTS
DENIED
1. Indicate all exterior lighting will be installed in accordance with the 2012 City of Tucson/Pima County Outdoor Lighting Code. Provide notes for the required fixture shading and light requirements for this project.
2. Note that all exterior outlets shall be GFCI protected and be provided with a weatherproof enclosure with “in-use” covers. 2017 NEC 406.8.


PLUMBING REVIEW COMMENTS:
DENIED
1. Indicate the location of the new water and sewer lines on the site plan, it appears they are being run down the side of the house. Provide details for the size and material of the new lines including the distance between the water and sewer lines either horizontally or vertically. If in the same trench provide a section through the pipes in accordance with 2018 IRC P2604.1.
2. Indicate the size of the water meter on the site plan and indicate if it existing or if a new meter is required.
3. Clarify the location of the toilet in the first floor powder room, the floor plan indicates it to be next to the vanity where as the MEP sheets indicate it as being turned to the side.

Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-4), subject to use-specific standards 4.9.7.B.5-.9.

1. Per use-specific standard 4.9.7.B.7, for any new single-family dwelling in the R-1 zone with five bedrooms, three parking spaces are required. For every bedroom over five, one additional space is required for each bedroom. For all single-family dwellings in the R-1 zone with five or more bedrooms, all parking spaces must be located on-site, either in a side or rear perimeter yard. Parking spaces may not be located in a vehicular use area in any front street perimeter yard. A parking area is not required to be developed to a commercial standard. A dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel. An existing covered residential parking area may be used.

Per the UDC definition 11.4.3, a bedroom is defined as all of the following: 1) Any room that is designated as a bedroom; 2) Any enclosed room that has a minimum area of 60 square feet and has an accessible opening to the exterior of the building in compliance with the International Building Code (IBC), whether termed a studio, family room, study, den, bonus room, or any other name, except for a living room, dining room, kitchen, and bathrooms; and 3) Any room designated as a bedroom for the purpose of any other code requirement.

The office as depicted on the revised set of plans is considered a bedroom. Either a third parking space shall be shown in the side or rear perimeter wall, the size of the office shall be less than 60 square feet, or the entry to the office shall be either five feet wide or removed from the plan set.
