Per Tucson Unified Development Code (UDC) Table 6.3-2.A, when a residential use is adjacent to a residential zone, the required perimeter yard is 6’-0” or 2/3 the height of the proposed exterior building wall, whichever is greater, measured from the lot line. Based on a wall height of 10’-0”, the required rear perimeter yard as measured from the south lot line is 6’-8”. The proposed perimeter yard is 3’-6”. Based on a wall height under 9’-0”, the required side perimeter yard as measured from the east lot line is 6’-0”. The proposed perimeter yard is 5’-6”. Zoning acknowledges a Design Development Option (DDO) application has been submitted to reduce the required side and rear perimeter yards.
