A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use Specific Standards 4.9.7.B.5 – 9 with an ADU subject to Use Specific Standards 4.9.7.B.6, 8, & 9 and 6.6.3. 1. This comment was not addressed. Per UDC Article 6.6.3.B.5 For lots less than 6,500 square feet in size, the accessory dwelling unit is limited to 650 square feet of gross floor area . For lots equal to or greater than 6,500 square feet, the accessory dwelling unit is limited to 10% of the lot size, not to exceed 1,000 square feet of gross floor area. The proposed 2nd dwelling unit exceeds the allowed 10% of the lot size, 780 sq. ft. A Board of Adjustment for Variance will be required. 2. This comment was not addressed. Include the laundry and bathroom additions as depicted in T22CM02218 in the lot coverage calculation for this specific plan set. 3. This comment was not addressed. Add a general note on the site plan stating the accessory dwelling unit will be developed with a high albedo level (>60 SRI) or other cool roof technology per the ICC Green Construction Code to comply with UDC 6.6.3.B.3. 4. This comment was not addressed. Per UDC 6.4.5.B, setbacks are measured between the property line to the face of each exterior building wall at the wall's highest point. The minimum required side perimeter yard setback is the greater of 6'-0" or 2/3 the height of the exterior building wall (Table 6.3.2-A). Based on a wall height of 11'-11", measured from design grade to the wall's highest point, the minimum required setback to the east lot line is approximately 7'-11"; proposed is 7'-6". A Design Development Option application must be submitted and approved to reduce the required setback to the east lot line. If a variance is pursued for comment 1, this setback reduction may be included within the variance process. A Design Development Option (DDO) must be submitted and approved to reduce the required setback.
