COMMENTS: The following comments are relative to a Board of Adjustment variance (UDC 3.10.3) or a Design Development Option (DDO) (UDC 3.11.1).

1. Remove all references to a sleeping quarters on all sheets as a sleeping quarters does not contain any cooking facilities such as proposed.

2. This comment was not addressed. Per UDC Article 6.6.3.B.5, for lots equal to or greater than 6,500 square feet, the accessory dwelling unit is limited to 10% of the lot size, not the exceed 1,000 square feet of gross floor area. Based on a lot size of 7,050 square feet, the maximum gross floor area of an accessory dwelling unit on this lot is 705 square feet gross floor area. The proposed accessory dwelling unit exceeds the allowed 10% of total size. A Board of Adjustment variance will be required to exceed this requirement.

3. This comment was not addressed. Include the laundry and bathroom additions as depicted in T22CM02218 in the lot coverage calculation for this specific plan set.

4. Add a general note on the site plan stating the accessory dwelling unit will be developed with a high albedo level (>60 SRI) or other cool roof technology per the ICC Green Construction Code to comply with UDC 6.6.3.B.3.

5. Per UDC 6.4.5.B, setbacks are measured between the property line to the face of each exterior building wall at the wall's highest point. The minimum required side perimeter yard setback is the greater of 6'-0" or 2/3 the height of the exterior building wall (Table 6.3.2-A). Based on a wall height of 11'-11", measured from design grade to the wall's highest point, the minimum required setback to the east lot line is approximately 7'-11"; proposed is 7'-6". A Design Development Option application must be submitted and approved to reduce the required setback to the east lot line. If a variance is pursued for comment 1, this setback reduction may be included within the variance process.
