| 12/14/2023 | Site Zoning | REQUIRES RESUBMIT | FROM: Paul Camarena PDSD Zoning Review Section PROJECT: T22CM02217 3235 E 30TH ST Zoning R-1 TRANSMITTAL DATE:December 6, 2023 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 1.COMMENT: Provide parking “ For any new single-family dwelling in the R-1 zone with five bedrooms , three parking spaces are required.For every bedroom over five, one additional space is required for each bedroom . For all single-family dwellings in the R-1 zone with five or more bedrooms , and for all lots containing two or more single-family dwellings, with the second dwelling having more than one bedroom , all parking spaces must be located on-site , either in a side or rear perimeter yard . Parking spaces may not be located in a vehicular use area in any front street perimeter yard . A parking area is not required to be developed to a commercial standard. A dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel. An existing covered residential parking area may be used. 2.COMMENT: If this structure is to be a sleeping quarters, the following comments are applicable. Per UDC 6.4.5.B, setbacks are measured between the property line to the face of each exterior building wall at the wall's highest point. The minimum required side perimeter yard setback is the greater of 6'-0" or 2/3 the height of the exterior building wall (Table 6.3.2-A). Based on a wall height of 11'-11", measured from design grade to the wall's highest point, the minimum required setback to the east lot line is approximately 7'-11"; proposed is 7'-6". At a minimum, a neighbor’s setback waiver is required to reduce the perimeter yard setback. To secure this waiver the following text shall be provided on the plot plan and be signed and dated by the owner of the property to the east: My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________ If you are unable to secure the neighbor’s setback waiver a Design Development Option (DDO) will need to be processed and approved to reduce the setback.
