A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. 1. This comment was not addressed. Provide a full floor plan for the existing main dwelling with your next submittal for the purposes of determining vehicle parking requirements, see UDC Article 4.9.7.B.7. With 3 bedrooms in the existing residence and 3 bedrooms in this addition 4 vehicle parking space will be required to be located in the side or rear yard. 2. This comment was not fully addressed. The plan still shows a full size refrigerator. If there is a kitchen in the “(E) 3 BEDROOM RESIDENCE” remove the reference to a kitchen from this plan as this site only supports a single family residence, see UDC Table 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-1 Zone, Also if there is a kitchen in the “(E) 3 BEDROOM RESIDENCE” the full sized refrigerator from the plan. An under counter refrigerator would be allowed. 3. The lot coverage calculation is not correct. Per UDC Article 6.4.3.C.1.a Roofed areas, porches, open on at least one side are not included in the calculation.
