Please revise landscape calculations on the landscape plan, to reflect the Scenic Corridor. Admin. Manual 2-10-4.2.A.2.c and landscape borders, UDC Technical Standards 2-10.4.2.f & g. 2. Identify Houghton Road as a Scenic Route UDC 5.3.4 and demonstrate compliance with the overlay requirement which is mirrored in the PAD-12. If plants have been removed, they will need to be replace. 11/14/2022 | Site Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: PDSD Zoning Review PROJECT: Steamy Concepts – Vehicle Use Area Expansion Development Package (2nd Review) DP22-0239 TRANSMITTAL DATE: November 14, 2022 DUE DATE: November 21, 2022 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is August 16, 2023. 2-06.3.0 FORMAT REQUIREMENTS CONTENT REQUIREMENTS 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes This comment was not addressed correctly. Provide written documentation from Elisa Hamblin that the proposed use can be considered Admin Office. COMMENT: 2-06.4.7.A.4 – The use listed under General Note 3 is not correct and by definition should be Building and Grounds Maintenance, UDC Article 11.3.4.G Provides maintenance or custodial services for buildings and properties. Typical uses include janitorial, landscaping, carpet cleaning. Building and Grounds Maintenance is not an allowed use in PAD-12 Commercial Pavilions Pad District Regulations. A determination from the Zoning Administrator maybe required or a PAD Clarification. Elisa Hamblin is the contact for the Zoning Administrator determination and John Beall is the contact for the PAD Clarification. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. COMMENT: 2-06.4.9.H.5.a – Until comment 2 above is addressed Zoning cannot verify vehicle parking requirements. Additional comments maybe forth coming. This comment was not addressed. Per conversation with staff, Elisa Hamblin & John Beall the requirements of PAD-12 Section 2-7 apply to the entire PAD. COMMENT: Provide written documentation that the requirements of PAD-12 Section C-12 have been met.
