The applicable registration or license number shall be provided if prepared by or with the assistance of a registered professional, such as a surveyor, architect, landscape architect, or engineer. All sealing shall be consistent with Arizona Board of Technical Registration guidelines. 2. The drainage report mentions recommendations from PCRFCD for the rock riprap bank protection. Does this include the 6' toe down depth shown on the detail or was that calculated separately, and if so show the calculation. 3. Additional comments provided by Eric Shepp from Pima County: 1) Widen channel to west downstream of Cottonwood Lane to create a terrace for the planting of the landscaping that can take advantage of the offsite flows. 2) Add more plant to the water harvesting basin to provide a better scree from the Loop and take advantage of the water. 3) A Facility Impact Permit from the District shall be obtained prior to any Loop or other work on District property. This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting. General Note - UDC 2-10.4.1 Identification and Descriptive Data - All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan. 1. The Unified Development Code (UDC) requires all new development t submit a landscape plan, UDC 7.6.2. Preparation of the landscape plan shall adhere to UDC 7.6.4. and Administrative Manual 2-10. 2. A Commercial Rainwater Harvesting plan is required UDC Technical Standards Manual - Section 4-01.0.0. and Section 5-01.0.0 Landscaping and Screening. Demonstrate how water harvesting is being maximized. 3. The landscape, water harvesting, and grading plans must match. 4. Identify curb inlets/splash pads to landscape areas on grading and water harvesting plans. 5. Please add a detail to show depressed landscape areas or indicate with notes. 6. Please provide all landscape calculations on the landscape plan, including required trees for the parking areas, Admin. Manual 2-10-4.2.A.2.c and landscape borders, UDC Technical Standards 2-10.4.2.f & g. 7. Please label the existing rights of way for all public streets, UDC 7.6.4.C.2.a. 8. Installing landscape/irrigation in the right of way requires approval from DoT&M, contact david.marhefka@tucsonaz.gov, plans cannot be approved without the department's consent. 9. A 10' interior landscape border is required adjacent to any residential zone (north). 1 tree/33'LF is required. 10. Provide an irrigation plan in accordance with UDC Admin. Manual 11. Please provide a summary of quantities of all inventoried, mitigation and TOS plants in a manner that makes it simple to cross check between landscape and NPP plans. 17. A Landscape Architect or other qualified professional (not an engineer) is required to inventory and prepare the NPPO. UDC Section 7.7.4, Please note that Mesquite hybrids will be considered native trees, and should be included in NPP inventory UDC 7.7.6. 18. The monitor is responsible for an assessment of the condition of the site's plants one year after the final inspection has been performed on the site. The monitor shall visit the site and prepare a report on plant status, including general plant condition, the identification of plants under stress and the appropriate method to relieve the stress, and recommendations for replacement of plants that are dead or dying. Dead or dying plants must be replaced with the same size plant at a one-to-one ratio of like genus and species. Copies of the report must be submitted to the site owner/developer and to PDSD. The owner must respond to the plant needs as outlined in the status report within six months of report submittal or within a shorter period if required to improve the health of stressed plants and prevent plant loss. 19. Please identify the project monitor prior to any grading activities, UDC 7.7.5. On-monitoring of all aspects of site clearing, grading, plant protection, preservation, salvage, and mitigation must be provided during project construction at the expense of the developer for all residential development that is over five acres and for all commercial and industrial development that is over one acre . The monitoring must be performed by an individual who is qualified in arid lands native plant resource identification and protection as specified in UDC Section 7.7.4.D, Professional Expertise. The monitor must provide periodic progress reports to the developer outlining the status of work accomplished and any problems encountered. A copy of these reports must be submitted to the PDSD for the project file. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is July 10, 2023. 2-06.3.0 FORMAT REQUIREMENTS 1. COMMENT: 2-06.3.5 – Remove the old PDSD Approval stamp from all sheets as an electronic stamp will be applied once the DP is approved. 2. COMMENT: 2-06.3.12 – The drawing index on sheet 1 is not complete and should include all sheets provided in the plan set. CONTENT REQUIREMENTS 3. COMMENT: 2-06.4.2.D – The page number and the total number of pages in the package (i.e., sheet xx of xx) shall include all sheet submitted in the DP set. 4. COMMENT: 2-06.4.3 – Provide the development package case number, DP22-0188, adjacent to the title block on all sheets. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 5. COMMENT: 2-06.4.7.A.4 – As a general note identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses. 6. COMMENT: 2-06.4.7.A.6.a – Per UDC TABLE 4.8-2: PERMITTED USES - URBAN RESIDENTIAL ZONES, R-1 Zone, Utilities Land Use Group With Land Use Class/Type, Distribution System a Zoning Examiner Special Exception Procedure, Section 3.4.3 is required and shall be approved prior to approval of this DP. Provide the case number adjacent to the title block and provide a general note stating the case number, what was approved, any modifications approved and if applicable any conditions of approval. 7. COMMENT: 2-06.4.7.A.6.a – The proposed 12’ wall called out under Site Keynote 2 exceeds the allowed 10’ wall height per UDC Article 4.9.11.A.9. 8. COMMENT: 2-06.4.7.A.6.a – Provide written documentation that the requirement of UDC Article 4.9.11.A.8 has been met. 2-06.4.7.A.8 - For development package documents provide: 9.
