Comments:

1. AM 2-06.4.8.C – Dimension the width of sidewalks in the Right of Way. If the width varies, provide a dimension of each section of constant width.
2. Please include a detail of the proposed new driveway apron on S 12th Ave with slopes, spot grades, ramps, and landings identified. Please clarify the pedestrian route, include detectable warning strips on ramps if present and also include proposed curb elevations. See P.A.G. SD 207 sheets 8 and 9 for examples of typical medians between driveways.
3. PAG SD 206 has a modified design with additional depressed curb located on the ingress side in the direction of travel for roads with a speed limit of 35mph or greater.
4. MS&R Policy 2.A.5 - Water harvesting basins may be located in the Future Right of Way if their volume is not counted toward meeting site drainage requirements. Required drainage facilities cannot be in the Future Right of Way.
5. Tucson City Code Sec. 25-39 - Minimum distance of curb cuts from street light standards, or catch basins is 5 feet. Both driveways on S 12th are too close to the street light.
6. Transportation Access Management Guidelines Figure 5-12 - Driveway throat length is a minimum of 60’ to parking.
7. Existing curb may remain if it is compliant with current standards. Any existing curb, sidewalk, curb access ramps which are not compliant with current standards will be modified or replaced to meet current standards.
8. TSM 10-01.5.1 – Please provide sight visibility triangles for the drive-through exit onto S 12th Ave.
9. TSM 10-01.2.1 - Please include a Traffic Impact Analysis with your next submittal as the project is projected to generate over 200 trips in the peak hour.
10. Access Management Guidelines 5.4.1 – Entrance and exit drives crossing arterials and collectors are limited to two per 300 feet of frontage along any major roadway. The nearest pavement edges should be spaced at least 80 feet apart
11. Access Management Guidelines 5.4.2 - A minimum of one hundred and fifty feet, measured at curbline, shall separate the nearest pavement edge of any ingress or egress driveway and the curbline to any signalized or major intersection with arterial and collector roadways.
12. Please include a drawing showing the new buffered bike land road improvements along S 12th Ave and show any proposed changes to stripping or road reflector placement.
13. Please clarify if any driveways intend to restrict any turning movements.

1. A lot combination will be required to make the three existing lots into a single lot
2. Provide justification for the storage volume in each watershed in the drainage report. List the area and depth of each landscaping area and basin that is being considered retention area in each watershed.
3. Provide the pre-development peak discharges for the 2-, 10-, and 100-year floods. For this site, pre-development is considered the previous development.
4. The provided watershed map shows that basins 11 and 12 are the same basin. Please clarify which basin is basin 12 and which is basin 11.
5. The drainage report says that the 100-year event for watersheds 10 and 11/12 is completely retained in the landscape border to the east of the property. The watershed map indicates that watershed 11/12 includes some of the parking lot but there are no curb cuts in the curb between the parking lot and the landscape border and there is a CMU block wall between the water harvesting area in the south and the landscape border. Provide curb cuts along the curb between the landscape border and the parking lot.
6. The map of watersheds provided in the drainage report indicates that there are 1A-9A watersheds. The table in the drainage report only accounts for 1-5 watersheds and water harvesting areas 10, 11, and 12. Provide a site map with watersheds that match the table in the drainage report.
7. Show directions of roof drainage. Drainage from the roof cannot go over ADA accessible sidewalks and must be directed under the sidewalk through scuppers or around walking paths through gutters.
8. Provide a pedestrian path to the proposed dumpster enclosure.

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is May 11, 2023.

SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS)

1. COMMENT: 2-06.4.3 – Back up spur located to the south-east of the property does not meet the minimum standards of section 7.4.6.F.4 UDC. Ensure 3’ of unobstructed space is reserved for vehicles backing out of space. Refer to figure 7.4.6-B UDC for an example.
2. COMMENT: While parking calculations for the site are being met, Parking requirements for retail use are 1 space per 300sf. Update the table on the next submittal.
3. COMMENT: As of April 21st, 2023, code amendments have been made to setback requirements for non-residential developments adjacent to a MS&R. The new setback requirements are 10’ from the existing / future property line of a MS&R and 20’ from local streets. This comment is for reference only, the standards are currently being met.
