Spot elevations and flow arrows were added but the design is still not showing how the stormwater runoff is going to make it into basins A, B, and C. I would propose a trench and grate across the driveway entrances that would catch and divert the runoff either way into the basins.
2. Previous comment 2 not fully addressed. If all basins are to be depressed 6” the plans need to note that on all sheets and conflicting information taken off the plans. It is also important to note that the 6” depression needs to take into account the 2” of required ground cover – so for rough grading purposes the depressions need to be at least 8” before the ground cover is applied.
3. The drainage report and the grading sheet in the plan set do not match – the grading sheet shows flow arrows for the water runoff headed toward the large retention basin and in the drainage report the arrows on the developed conditions map show the arrows flowing the opposite way. Revise as necessary throughout the plans.
4. Remove note 14 on the cover sheet – see TSM section 8-01.4.0.
5. Provide the waste stream calculations for this site.
6. If APCs provide adequate capacity from the waste stream calculations, approval from ES would be required to use them per TSM section 8-01.4.G.
7. If APCs are allowed to be used for this site they will still need to be screened from public view and from adjacent development.

This comment was not addressed. COMMENTS: Resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is July 05, 2023.

COMMENT: 2-06.4.7.A.8.b – Provide a lot coverage calculation on the plan that meets the requirements of UDC Article 6.4.3. Until comment 8 is addressed the requirements cannot be verified. Review UDC TABLE 6.3-2.B: EXCEPTIONS TO THE R-1, R-2, R-3, MH-1, & MH-2 DIMENSIONAL STANDARDS for the allowed lot coverages.

COMMENT: 2-06.4.9.H.5 – Demonstrate on the plan how the requirements of UDC Article 7.4.6.H.1 along the area between the building and the north end of the vehicle parking area along the east and west side of the eastern and western “STRIPED PEDESTRIAN ACCESS PATH, shown on sheet 2 and called out under Keynote 14.
