03/11/2024 Site Landscape REQUIRES RESUBMIT PROJECT: OLD VAIL ROAD RV STORAGE
ACTIVITY NO. DP21-0034
ADDRESS/PARCEL: 6991 E OLD VAIL ROAD
ZONING: I-1

This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) for landscape, native plants, and water harvesting.
Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed.

COMMENTS:
1. Ensure all Zoning and Engineering comments are addressed prior to the Landscape/NPPO comments.
2. DTM approval is required for all planting or irrigation in the ROW prior to the approval of the development package. Reach out to David Marhefka (David.marhefka@tucsonaz.gov), if necessary for this project.
3. Label sight visibility triangles and ROWs (existing and future) to all landscape plans.
4. A separate irrigation water meter is required. Please label the new irrigation meter as “irrigation only”. UDC Technical Standards 4-01.-.2. A.1.
5. Show all curb cuts/downspouts/splashpads on the commercial rainwater harvesting plan.
6. If using inorganic groundcover at a 2” depth, ensure the rainwater harvesting basins are 8” in depth to account for the inorganic groundcover. Revise the Site Water Budget table to reflect these changes.
7. Further development on the lot with WHIA #3 may affect the commercial rainwater harvesting for the entire site.
8. WHIA # 3 can and should be at the required 6” depth to further maximize rainwater harvesting potential.
9. Include spot grade on the CRWH Plan. TSM 4-01.4.3.2C 3a-iii.
10. Include rounded or more organic corners on the water harvesting basins. Contractors may attempt to build the basin with 90-degree angled corners.
