Any existing curb, sidewalk, curb access ramps which are not compliant with current standards will be modified or replaced to meet current standards. 2. Old Vail Rd and Rita Rd are already at maximum ROW dimension. No “Future ROW” notations are necessary on the DP. 3. Use 10-01.5.3 in the Technical Standards Manual to find the correct distances for the sight visibility triangles. 4. Ramp on the N E corner of the access lane on Old Vail Rd must have a landing that cannot exceed 2% cross slope in all directions. If the cross slope exceeds 2%, the whole ramp must be replaced. If the landing is within spec, a detectable surface of truncated domes must be added. 5. For access lane adjacent to Rita Rd, construct new 25’ radius curb returns as described by P.A.G. standard detail 209. 6. Concrete curb access ramp per P.A.G. standard 207 are required at each new curb return. 7. Concrete sidewalk per P.A.G. standard 200. Connect new sidewalk to existing per P.A.G. standard 203. 8. Please correct the curb to curb street dimension and drawing on Rita Rd on the site plan. 9. Existing curb may remain if it is compliant with current standards. 10. 3’ minimum buffer between curb and sidewalk, unless ROW is limited. 11. At least one sidewalk is required to connect the onsite circulation path to the sidewalk in the ROW. Please show on-site sidewalk connecting to Rita Rd. 12. Where adjoining sidewalk from the property ties to sidewalk along the ROW frontage, a 60” X 60” ADA landing is required. Landings shall be 60” X 60” and not to exceed a 2% cross slope in all directions. 13. The construction of the new entrance on Rita Rd will require the relocation of the street light. COMMENT: 2-06.4.9.H.5.a – It does not appear that the vehicle parking space calculation is correct. Based on the revision letter you are eliminating 8 vehicle parking spaces near proposed bldg. 11, 1 accessible space & 7 regular spaces. Near bldg. 4 you eliminated 1 accessible vehicle space. Based on the submitted plans you replaced the eliminated accessible space near bldg. 4 with 2 standard spaces for a net reduction of 2 accessible parking spaces and 5 regular spaces. The parking calculations shows a reduction of 1 accessible parking space and 1 regular space. Clarify how this is possible. 2. COMMENT: It does not appear that the revision number is correct on the plans as revision #1 was approved back in 2021.
