Site Engineering Review Comments:
1. Revise Detail N on Sheet #81 as it appears to still be based on the previous designs for lots 48 & 49. This is in reference to Building #48&49 for detail N.
2. Revise the associated details for the ADA parking spaces for buildings #48&49 – The spaces for building 49 appear compliant with sufficient spacing for Van Accessible parking on Sheet 25 (Site Plan), but the provided detail on sheet 86 does not demonstrate the same dimensions or layout/design as compared to the site plan.
a. As Building #48 will no longer have associated accessible parking, remove building 48’s ADA parking detail.
3. Keynote 27# calls for a fence/wall – provide an associated construction detail for the fence/wall. If it is intended to be permitted separately then revise the keynote to demonstrate so.
4. Include spot elevations at curb cut inlets, landscaped water harvesting areas, and curb cut outlets for quick reference during site inspections. Top of curb vs. pavement grades should also be provided.

THE PROPOSED PLANS HAVE BEEN REVIEWED FOR COMPLIANCE WITH APPLICABLE DEVELOPMENT STANDARDS FOR SITE LANDSCAPE, NATIVE PLANTS, AND RAINWATER HARVESTING, PER-THE-CITY OF TUCSON UNIFIED DEVELOPMENT CODE (UDC), TECHNICAL STANDARDS MANUAL (TSM), AND ADMINISTRATIVE MANUAL (AM).

RESUBMIT REVISED DRAWINGS ALONG WITH A DETAILED RESPONSE LETTER, STATING HOW ALL SITE LANDSCAPE AND NPPO SECTION REVIEW COMMENTS HAVE BEEN ADDRESSED.

SITE LANDSCAPE/NPPO SECTION COMMENTS:

1. PAD 29 states that UDC standards apply for landscape screening and parking lot shade trees. Include a calculation/breakdown for parking lot trees associated with this revision only. Include the calcs on sheets 103-105. Indicate the number of trees required and the number provided.

2. PAD 29 states that commercial rainwater harvesting is required. The previously approved Plats do indicate that some percentages short of the required 50 percent were approved as is. The commercial rainwater harvesting is difficult to decipher for each revision. Can a breakdown be provided for this particular revision. Add a simple schematic with spot elevations, flowline arrows toward curb cuts and notes to show intent of the drainage toward the planting areas.

3. Prior to site landscape approval, ensure that Site Zoning and Site Engineering comments are fully addressed.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is March 31, 2027.

SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS)

1. COMMENT: A minimum of one accessible parking space is required for a facility that provides between 1 and 25 parking spaces. Buildings #48 and #49 each require 1 accessible space. Correct the parking table on Sheet 3.

2. COMMENT: Bike parking detail N on Sheet 81 does not match the layouts for Buildings #48 and #49. Update drawings to reflect the revised plans. Clearly show that bike racks do not obstruct the minimum 4’ required pedestrian circulation path.

3. COMMENT: Accessible parking spaces must be located on the shortest accessible route to an entrance. It appears that the shortest route to access Building #48 is from the parking spaces along the north side of Building #40. Add an accessible space or relocate one accessible parking space to provide a shorter, more direct route to Building #48.
