3. Initialize a utility permit upon the submittal of your Final Development Package if necessary.
4. Submit your special inspections certificate for review with your final Building Permit.
5. Ensure that you have your Pima County Wastewater permit, or Sewer Release letter prior to submittal of your Final Building Permit. City of Tucson *will not* release any permits without either of these.
6. Ensure that the Project Manager understands all conditions placed on the permit and that in some cases construction cannot commence prior to these being completed – although in this case the site has already been built.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06, and the Technical Standards Manual (TSM).

1. Development must comply with Administrative Manual Section 2-06.0.0 (Tentative Plats and Site Plans). Ensure all formatting and content requirements, as well as general notes, are provided on the cover sheet or the second sheet (see AM 2-06.3.1 through 2-06.4.7).

2. Provide the project number, CIP-0824-00030, adjacent to the title block on all sheets.

3. Demonstrate compliance with use-specific standards 4.9.11.A.1, .2, .5, .8, .9, .11, and .12.

4. Be aware that the proposal is subject to the Scenic Corridor Zone (UDC 5.3) and to the Major Streets and Routes Setback Zone (MS&R) (UDC 5.4). Ensure the proposal complies with these overlays.

5. Ensure the proposed CMU wall complies with UDC 6.6.2.I.

6. Per UDC Table 7.4.4-1, two motor vehicle parking spaces are required for the use. Show the locations of the required parking spaces and indicate that the parking spaces are of a dustproof surface.

7. Demonstrate that lot coverage does not exceed 15% (UDC Table 6.3-1.A). See UDC 6.4.3 for specifics relating to lot coverage.

8. If any of the above comments are unobtainable, a City Manager’s Office (CMO) waiver may be used to waive one or more standards.

9. The comments provided are preliminary according to the City’s Capital Improvement Project policy. Future submittals may receive additional comments.
