Tucson Electric Power Company (TEP) has reviewed and cannot approve the
development plan submitted 9/24/2025. There are no existing facilities within the
development. Further: Underground line and TEP Easements not shown on
Development Plan.
Enclosed is a copy of a TEP facilities map showing the approximate location of the
existing facilities. Any relocation costs will be billable to the customer.
To apply for electric service, please call the New Construction department at (520) 918-
8300. Please submit a final set of plans including approved site, electric load, paving
off-site improvements and irrigation plans. If available, include a PDF version of the
plans.
If easements are required, they will be secured by separate instrument. Should you
have any easement questions, please contact our Land Resources Department,

A "Request for Cultural Clearance Form" should be filled out and submitted to the PDSDHistoric@tucsonaz.gov. The HPO will determine the scope of cultural resources work needed to be in legal compliance.
TW Planning and Engineering Review REQUIRES RESUBMIT Please move or relocate the retention basin at station 1+70 as this has a chance of compromising the side cover for the 30in CCP. Please provide pothole information at the intervals where the MUP lies over the 30in CCP (requested by Engineering Manager K. Miller). The irrigation detail for trenching for 4 inch pipe has a detail (sheet 48) that specifies a depth of 33 inches. Please revise 4 inch irrigation sleeves at locations where trenching compromises the minimum 44in of cover for the 30in CCP. Disturbing and then recompacting the cover for the now 73 year old concrete may have adverse effects.
Also, the Irrigation section of the the plan set still shows trees and shrubs to be planted on or within 10 feet of the 30in CCP water main. Please refer to my note on the 60% plans for comments on "root-balls" and their proximity to water mains.

Follow up to previous comment 1: Previous comment 1 will remain for a reminder to add upon formal DP submittal.

2. Comment: Add a note under the general, zoning and land use notes listing the height of proposed fence.

3. Previous Comment 3: Draw, label, and dimension all applicable building setback lines, future right-of-way building setback lines and setback lines such as erosion hazard, floodplain detention/retention basins, and zoning, including sight visibility triangles, will be shown.

**Follow up to comment 3: Draw, label, and dimension the street setback line from 22nd Street.

Add a note under the general, zoning and land use notes the minimum required street perimeter yard is ten feet.
