To whom this may concern,
Thank you for the opportunity to comment on CIP-0524-00017, the development plan for
improvements to an existing ground water treatment facility at 1102 W Irvington Rd. This
development is located in the S.E. quarter of the S.W. quarter of Section 35, Township 14S,
Range 13E, of the Gila and Salt River Meridian. The development site occupies parcel number
120-04-003J, covers approximately 8.73 ± acres, and is zoned as Residence Zone 1 (R-1). The
nearest major roadway intersection is South Calle Santa Cruz and West Irvington Road,
approximately 1450 feet to the northeast of the subject development.
This site does lie within the Tucson International Airport avigation easement requirements and
public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace.
The Tucson Airport Authority approves the proposed project and is not requiring a resubmittal.

This plan has been reviewed for compliance with applicable development criteria in the City of Tucson THE International Building Code (IBC), and all permitting regulations within the City of Tucson

REVIEW COMMENTS:
1. Address the comments from Building Safety on: Commercial Mechanical, Plumbing, and Electrical reviewers.
2. Initialize a utility permit upon the submittal of your Final Development Package
3. Submit your special inspections certificate for review with your final Building Permit.
4. Ensure that you have your Pima County Wastewater permit, or Sewer Release letter prior to submittal of your Final Building Permit. City of Tucson *will not* release any permits without either of these.
5. Ensure that the Project Manager understands all conditions placed on the permit and that in some cases construction cannot commence prior to these being completed – although in this case the site has already been built.

Floodplain Administration Review REQUIRES RESUBMIT TARP site improvements CIP-0524-00017 comments / clarifications:
1. Please clarify whether the conduit shown on the sheet below running east to west in the north portion of the facility is an existing culvert used for treated effluent to be released to the Santa Crus River. Label on this planview. If there is a proposed conduit, the pipe shall be RCP and must have ACOE approval document submitted due to installation in existing ACOE soil cement of the Santa Cruz River.
2. Provide proposed maximum newly generated flowrate and composite of discharge from this new treatment system at the facility.
3. State in response letter whether this proposed project has a Federal Certificate of Environmental Compatibility report.
4. Provide copy of ADEQ discharge permit and explain how project meets any applicable stormwater quality conditions.
5. In sealed drainage statement, state whether increased discharge from this proposed project will not cause adverse impacts to groundwater, methane sampling stations, vegetative growth impact to conveyance, or other adverse impacts.
6. Provide a sealed copy for this sheet per City of Tucson Floodplain regulations.
7. Please note that periodic sampling reports for discharge sampling shall be submitted to City of Tucson Stormwater Management.

Tucson Electric Power Company (TEP) has reviewed and approved the development
plan submitted 8/5/2024. There are existing facilities within the development which are
depicted upon the plan. All overhead facilities are depicted accurately; however, there
are underground TEP facilities that are not depicted where existing underground TEP
easements are present.
Enclosed is a copy of a TEP facilities map showing the approximate location of the
existing facilities. Any relocation costs will be billable to the customer.
To apply for electric service, please call the New Construction department at (520) 918-
8300. Please submit a final set of plans including approved site, electric load, paving
off-site improvements and irrigation plans. If available, include a PDF version of the
plans.
If easements are required, they will be secured by separate instrument. Should you
have any easement questions, please contact our Land Resources Department,
