For all storm drain and water line crossings we require a minimum 3' vertical clearance above the existing water line per Tucson Water SD-107.

Landscaping Comments. All trees need to have a minimum 10' offset of water lines. There are several instances where this is not yet being observed that need to be corrected. See TW Design Standard No. 8-08 4.3

On the water modification plans the sewer crossing needs to be detailed. There may be water/sewer vertical spacing issues with the proposed stub-out location.

This project entails building up additional cover near and around the craycroft / los reales intersection. The additional loading on the existing pipes needs to be reviewed as well as the ultimate depths of those pipes in order to maintain reasonable maintenance access.

Los Reales Sustainability Campus Linear Trail Phase 1 Linear trail and intersection improvement

Tucson Water’s New Development Section offers the following comments on the submittal:

1. No developer-built water main projects are located in this area other than PN 2-063-2022 – Blackhawk Ranch Phase 1, Lots 1-157 in Garden Stone Avenue. It is my understanding that the construction of it is either complete or nearly complete, but I recommend the Project Manager verify this understanding with the Construction Section.

2. Sheets C-100, C-101, C102, C-103 & C-104: The existing water lines on these sheets do not appear to include all of the fire hydrants, water valves, or water service meter boxes that may need to be re-adjusted to grade. Please verify these features have been shown by comparing these sheet to Tucson Water’s SW141514 valve map and PN 2-063-2022.

3. Sheet C400: The existing 12” water main constructed in Craycroft Road, north of Los Reales Road per PN 104-2006 has been misidentified as PN 11-2010.

4. Sheet C400: The proposed 8” water main stub shown on this sheet should terminate with a valve and drain valve assembly.

5. Sheet C401: The new 4” water main stub shown on this sheet should terminate with a valve and drain valve assembly.

6. Sheets L4.1 – L4.5: As the irrigation water will be obtained from a pond (a non-potable water source), all of the new irrigation transmission and distribution lines must be separated from the public water mains, as if they were sewer lines. Please verify the horizontal and vertical separation between the water mains and the irrigation water transmission and distribution lines conform to SD-106.

7. Sheet RD-20: Two water main stubs and a section of sewer line have been shown on this sheet. Should they have been shown on Sheets C400 and C401?

Codes applicable to signs include: Unified Development Code (UDC, 7A, Sign Standards), National Electrical Code (NEC), Tucson - Pima County Outdoor Lighting Code (OLC), International Building Code (IBC)
1. UDC:
A) Proposal indicates in the plan set notes that a relocation of a freestanding sign structure is planned at the SW corner of Los Reales and Craycroft.
B) Unclear what use sign is for and whether for Industrial establishment or for trail area, specify.
C) provide setback from each face of street curb to the closest edge of the structure (20’ required for a monument, 30’ required for a pole category size of sign. A monument is 50 square feet of sign area and 10’ tall, a pole sign is 12’ tall max and 72 square feet of sign display area on the structure).
D) For permanent signs identifying the use / site, valued at over $1000.00, or are illuminated, their installation would be done via a licensed sign contractor. The contractor would submit plans for review (including all construction specifications and diagrams), with resulting sign permit issued for the installation. If a GC is constructing a wall structure, it can be permitted first under a building permit, with sign paneling permitted separately by sign contractor.
E) if the sign is in the right of way, a temporary revocable easement (TRE) is needed through Real Estate Division – recommend contact with Tiana Clark or Bob Beecher.
F) Should sign be for private use, see sign area and sign allowances of industrial, section UDC 7A.10.2.A and B. This is per PAD-14 document statement the PAD zoning bases the uses off industrial development. (Per interpretation of UDC 7A.10.11.4 for PAD zones to base sign area off the chart applicable to the underlying zone indicated.)
Incidental signs – along the park route -
G) for planning of incidental / informational signage and for addressing the existing signage at the site: Incidental signs do not count toward allowed sign area. Such signs are under 12 square feet in size and can be detached from or attached to a building. Such signs typically are informational in purpose (i.e. office location) and meant for on site users. Such signs may be reflective in nature. When detached, position them a minimum of 5 feet from fire hydrants 18 inches from parking spaces and 2 feet from access drives. If illuminated, such signs require permits regardless of size.

This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed.

LANDSCAPE COMMENTS:
1. Ensure that Zoning, Engineering comments and concerns are addressed prior to landscape section approval.

2. Please identify the site monitor and list contact information on the NPPO sheet.

3. Some of the plants chosen in the Native Seed Mix are not on the Native Seed List per UDC 5-02.6.0 Exhibit 1. Please provide documentation/reason for selecting plants that are not on the approved UDC Native Seed List.

4. Clearly label the right of way on all landscape plans.

5. Any trees located within 5 feet of the new asphalt multipurpose path, please include a root barrier on the plans and a construction detail showing root barriers for plants located near hardscape areas. 6. Please show NPPO transplants with a different symbol or something to distinguish them on the planting legend and on the planting plans.

9. Please include 6-9 inch minimum depth rainwater harvesting basin note on the plans.

10. Please show irrigation sleeve on the mainline crossing the asphalt path in the above viewport on sheet L4.1.
