The development site occupies parcel number 140-39-052F, covers approximately 45.42 ± acres, and is zoned as Planned Area Development 14 (PAD-14). The nearest major roadway intersection is East Los Reales Road and South Craycroft Road, approximately 1400 feet to the northeast of the subject development. This site does lie within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace. The Tucson Airport Authority approves the proposed project and is not requiring a resubmittal. At time of submittal to the City all plats and plans will be stamped to verify compliance to this section. The DRC will be composed of representatives from Environmental Services, the City Manager’s Office or designee of the City Manager’s Office, and a community representative.

off-site improvements and irrigation plans. If available, include a PDF version of the

TW Planning and Engineering Review REQUIRES RESUBMIT Please see Bluebeam session markups (comments) by Tarlton Ferrin. Trees need 10' offset from waterlines. Other plant features require 5' offset from waterlines. Ensure water lines have adequate cover (60" typical if not under pavement). Kindly do not design water basins over water lines. This is to protect our waterline infrastructure.

On other projects we've seen concerns about having water basins over electrical easements. Recommend to check with electrical service provider on any potential requirements.

The development designators and performance criteria listed in the LUC do not apply, except that all land uses permitted in this PAD (either permitted by the I-2 designation in the LUC or in this document) must comply with the performance criteria listed in LUC Section 3.5.5.1.F (see Table C.1, last entry in table). Proposed use meets the performance criteria in LUC 1995 3.5.5.1.F, and UDC Use-specific standards 4.19.5.C. No special exception is required.

SITE LANDSCAPE/NPPO SECTION COMMENTS:
1. Ensure that Zoning and Engineering comments are addressed prior to landscape section approval.

2. Previous comment not addressed: Plan set needs all standard landscape, irrigation and maintenance notes. See TSM 5-01.9.0. The SCAN ME for landscape specifications did not launch for me. Provide the general landscape, irrigation and maintenance notes as part of the landscape plan sheets.

3. Add reference/coordination notes to the CRWHP that refer to civil sheets C200, C201, C300 and C500 for construction of the curb cuts and contouring of the rainwater harvesting basins.

4. All other previous site landscape comments have been substantially addressed.
