This development is located in the S.E. quarter of the S.E. quarter of Section 14, Township 15S, Range 14E, of the Gila and Salt River Meridian. The development site occupies parcel number 140-39-052F, covers approximately 45.42 ± acres, and is zoned as Planned Area Development 14 (PAD-14). The nearest major roadway intersection is East Los Reales Road and South Craycroft Road, approximately 1400 feet to the northeast of the subject development. This site does lie within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace. The Tucson Airport Authority approves the proposed project and is not requiring a resubmittal. At time of submittal to the City all plats and plans will be stamped to verify compliance to this section. Other plant features require 5' offset from waterlines. Ensure water lines have adequate cover (60" typical if not under pavement). Kindly do not design water basins over water lines. This is to protect our waterline infrastructure. On other projects we've seen concerns about having water basins over electrical easements. Recommend to check with electrical service provider on any potential requirements. |
