New Services/JOC | REVIEW COMPLETED | CIP-0424-00013 - CIP - Dev Site + Comm Structure - Initial v1 - 7161 S CRAYCROFT RD – BYFUSION FACILITY AT THE LOS REALES LANDFILL. 1. There are no developer-built water main projects located in the immediate area of this project. 2. The .pdf files named CONS-722.03 ByFusion Progress 24-0416_v1.pdf and 722.03 ByFusion Plan Set_v1.pdf appear to be the same file with different names, and each of these files contains 45 sheets. When I compared these documents by overlaying them, I found no difference between them. Please do not submit the same file with different names during future submittals, as this unnecessarily complicates the review process. 3. Sheet 9 of both above referenced files: This sheet shows a new 10” water main connecting to an existing 12” water main. As this is a City facility, Tucson Water will own the new water main, and Tucson Water no longer allows the installation of new 10” water mains. This new water main will either need to be an 8” water main or a 12” water main. 4. Sheet 9 of both above referenced files: The point of connection for the new water main needs to be clarified, as the existing water main changes sizes in this area from 12” to 8”. (See Tucson Water’s As-Built Plan 111-2010 for where this size change occurs. A copy of this ‘as-built’ plan may be obtained from Tucson Water’s Mapping & GIS Center by sending an e-mail request for them to TWMapInfo@tucsonaz.gov.) Show this size change on this plan by showing a reducer on the drawing and labeling the water main size on each side of the reducer. 5. Sheet 9 of both above referenced files: Show the existing valves in the existing water main using the same symbol as used for the valves in the new water main. The symbols for the existing valves should be shaded to indicate these are existing valves. The symbols for the proposed valves should be not be shaded. And these valve symbols should be no smaller than 1/8” in height. 6. Sheet 9 of both above referenced files: Show the plan number of the existing water main on the drawing or in the keynotes. 7. Sheet 9 of both above referenced files: This sheet shows a 10” double back flow preventer transferring unmetered water from Tucson Water’s existing distribution system to the Proposed BYFUSION Facility via the proposed new water main. Please note that all water delivered to the Proposed BYFUSION Facility must be metered, unless it is to be used for fire suppression. If this 10” double back flow preventer is feeding an on-site fire suppression sprinkler system, label the water line entering the Proposed BYFUSION Facility as a fire service. Also, please note that Tucson Water does not allow 10” fire services. It will need to be either an 8” fire service or a 12” fire service. 8. Sheet 9 of both above referenced files: If this 10” double back flow preventer is feeding process water to the Proposed BYFUSION Facility a water meter must be shown upstream of the backflow preventer. And this water meter must be located within a large meter enclosure per Tucson Water Standard Detail SD- 9. Sheet 9 of both above referenced files: A valve will be needed in the 8” line to the fire hydrant at the tee where the 8” line to the fire hydrant connects via the tee. Another valve will be needed between the tee and 10” double back flow preventer. 10. Sheets 11 & 12 of both above referenced files: These sheets show two new fire hydrants, while Sheet 9 shows just one. Revise as necessary for consistency. 11. Sheets 11 & 12 of both above referenced files: These sheets show the new fire hydrant in the parking lot connected to Tucson Water’s existing water distribution system at a different point than that shown on Sheet 9. Revise as necessary for consistency. 12. Sheet 15 of both above referenced files: This sheet shows the landscape islands in the parking lot with a different configuration that what was shown on Sheets 9, 11 & 12. 13. Sheet 29 of both above referenced files: This sheet shows a 10,000 gallon pre-cast or fiberglass underground storage tank, location to be determined. Identify the purpose of this tank. 14. A water master plan will need to be prepared for this project and submitted to Tucson Water via the Tucson Development Center Online portal for review and acceptance: The water master plan must include, all of the following: a. The fire flow required by the Tucson Fire Depart based on the buildings footprint and construction type. b. The total fire suppression sprinkler system demand, including hose stream allowance. c. A calculation of all projected process water demands. d. The size of the domestic water meter, based on Tucson Water’s Water Meter Sizing Guidelines e. The size of the irrigation water meter. f. The proposed size and alignment of all water pipes greater than 4” in diameter. 15. Tucson Water strongly recommends that a pre-submittal of the water master plan be made directly to Mr. Michael Mourreale, Engineering Manager of Tucson Water’s New Area Development Section before the official submittal of the master plan is made. Mr. Mourreale has concern about the proposed water line alignments shown on this initial submittal that can best be addressed during a face to face or TEAMS meeting with the City Project Manager after receiving the pre-submittal of the water master plan, rather than by review comments such as these. This can be done by e-mailing it to Michael.Mourreale@tucsonaz.gov. 16. Once the water master plan has been officially submitted, reviewed and accepted by Tucson Water, a detailed water construction plan will need to be prepared for this project and submitted to Tucson Water via the Tucson Development Center Online portal for review and acceptance: 17. STANDARD REVIEW COMMENTS: 1. Ensure all Zoning and Engineering comments are addressed prior to the Landscape/NPPO comments. 2. Per the current PAD-14, Commercial Rainwater Harvesting is not required. 3. Add the Development Package Case Number (CIP-0424-00013) to all sheets. 4. Label all existing and future rights-of-way on the plan set. 5. Show all site visibility triangles on plan set sheets. 6. A separate irrigation water meter is required. Please label the new irrigation meter as “irrigation only”. UDC Technical Standards 4-01.2.A.1 7. Landscape plan needs tree and border calculations. 8. Planset needs all standard landscape, irrigation, and maintenance notes. See TSM 5-01.9.0 9. Civil Engineer & LAR Note: Landscape Sheet L1.0 under landscape notes show #8 as Water Harvesting Area. Civil sheet C300 show no curb cuts on the proposed 6” vertical curbs. Please add curb cuts to both plans. 10. Civil Engineering Note: Produce a Grading Plan that works in conjunction with the Landscape Plans to show the where the water harvesting is happening in the landscape VALUE ENGINEERING COMMENTS: 11. Per PAD 14, all city owned and operated property has no requirements when it comes to parking – the number of parking spaces can probably be cut down based on what the occupancy load of the building. 12. Trees are only required to be in stalled at 15 gal size per UDC and PAD-14, the plans currently call out for 24” box specimens. 13. Based on revised parking counts – the quantity of trees can be substantially cut back. Same with the number of jojobas on the planset.
