The existing project consists of 152 apartment units on 6.58 acres and is located at 6340 S. Santa Clara Ave., Tucson, AZ 85706. It was constructed around the year 1980. Of these 152 units, 72 are one bedroom and 80 are two bedrooms. At 23 units per acre, this project falls under the current Land Use Group/Class of a Multifamily Dwellings – 0-70 units/acre as displayed in UDC Table 7.4.4-1: Minimum Number of Motor Vehicle Spaces Required. We cite that table as there are currently 249 (including the two handicapped spaces) parking spaces per the ALTA Survey performed in November of 2021 and by field inspection. Per that table, the project site would require 268 parking spaces (1.5 spaces per the one bedroom and 2 spaces per the two bedroom). The project meets the older code in place during its construction. The object of this variance request is to place a 10’ X 20’ storage shed (10’ roof height, 6.7 wall height) in the existing parking area for the purpose of storing maintenance tools and supplies for onsite use (see attached). The selected location, in the existing parking area, allows maintenance vehicle access to the proposed shed. This location will eliminate 3 parking spaces, meet UDC perimeter, parking and P.A.A.L. setbacks. Adequate parking within the project has not been a problem with ample parking at 100% occupancy.
