1) FYI - site is within the Pedestrian Downtown District, which allows both wall and projecting signs.


2) This is a contributing property to Armory Park Historic District, and within downtown. The sign review, when ready, will require historic review. (Historic committees just began meeting in an online format due to safety protocols of COVID-19. Staff will obtain more information on process for registration while the plans are being updated.)


**The review provided is for wall signs, as the signs run the full height of the wall: **


3. Wall sign criteria:


A) Revise all wall signs to reduce projection to less than 12” from back of wall sign to the face of the wall sign to still meet wall sign criteria.


B) Widen front face of these wall signs to allow wording to be immediately read by public. At .2 inches, face is too narrow to legibly display visible wording for signs intended to be read from walkway or road – examine 6” width?


4) Mounting:


A) provide note as to wall type for signs to be mounted to (I.e. masonry / stucco?)


B) Historic review will request colors to be identified (silver or blue, with black/white) on the plan – please use call outs on the signs to label the colors.

1) This property is within the Pedestrian Downtown District, which allows both wall and projecting signs. The proposal is unclear as to which sign type these signs are, and comments will guide for the resubmittal to clarify.

2) This property is a contributing property to the Armory Park Historic District, and is within downtown. The sign review, when ready, will require historic review. (Historic committees are not yet meeting under the COVID-19 safety protocols.)

3. Provide top / aerial view of the signs to show whether projecting or wall signs.
A) Wall signs may run the full length of the wall, as shown - but may not have the length of projection, as shown and have to have a face mounted in the same plane as the wall.
B) Projecting signs require a minimum vertical clearance of 8' - these signs run down the full length of the wall.
C) Please clarify the design.
D) if the intention is to perhaps request variations from the code under the Master Sign Program process for either of the above items, staff will provide applications and provide written referral to that process after historic review has rendered recommendation.

4) Proximity to properrty line:
A) ROW plans on line show the map on line is accurate with regarding property line location along 12th Avenue, and that the requested signs would be on private property.
B) Please provide a photo of the south building elevation prior to sign placement
C) Please revise photo submitted - came out pixelated - of proposed view of the elevation after sign installation.

B) provide note as to wall type for signs to be mounted to
