04/29/2004 | A grading permit is required prior to any site disturbance. Please complete and activate a grading permit application with Development Services Department Customer Service, and ensure the following items are included on the plan: 1. Depict the Q100 entering/exiting the parcel. 2. Include a copy of the drainage submittal with the grading permit application. 3. Depict realistic construction area grading limits (i.e tie in the alternate tile field grading limits with total disturbance area). 4. Clarify and darken contour lines and elevations for legibility (previous comment # 11). 5. Provide the building pad elevation, the lowest structural member elevation, and proposed driveway spot elevations. 6. Depict/label riprap thickness (minimum of 2 x D50). When the above items are provided, an over-the-counter review may be arranged with me for grading plan review/approval. Thrasher Ave. PROPERTY OWNER: Arturo Rangel The applicant is authorized to use a portion of the City of Tucson Special Flood Hazard Area, specifically described as: E348.72' W968.05' S125.03' N280.07' NW4 NE4 1 AC SEC 28-14-13 For the purpose of installing 2-24" CMP's and riprap erosion protection for a driveway crossing within the regulatory floodplain, UPON ISSUANCE OF A GRADING PERMIT. The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard Regulations, and is bound by the conditions stated herein. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Land Use Code, or any other Federal, State, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Area Regulations require application for, review and approval of an additional Floodplain Use Permit. 1) All work shall conform to the Site/Grading/Septic Plan prepared/sealed by Lloyd Rogers, P.E., which are made a part of this permit. 2) Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties. 3) Within 5 (five) days of issuance of this permit, through completion of the project, notification must be posted and maintained in a conspicuous place on the job site stating "CONSTRUCTION PROCEEDING UNDER REQUIREMENTS OF CITY OF TUCSON FLOODPLAIN USE PERMIT # T04OT00536 - FOR INFORMATION PLEASE CALL 791-5550." 4) A right-of-way permit is required for any development, excavation, or construction activity that may be necessary within the public right of way. Contact Tucson Department of Transportation - Permits and Codes Section, Engineering Division at 791-5100 for questions relating to right of way permit information. 5) This permit is subject to an additional floodplain permit application and review, if any proposed or required modifications occur that result in a change to the approved plans or value of improvements under this permit.
