06/03/2003 02 June 2003 (Special Inspection Required) FLOODPLAIN USE PERMIT # T03OT00192 PROJECT ADDRESS: 1227 E. 26th Street PROPERTY OWNER'S NAME: City of Tucson The applicant is authorized to use a portion of the flood hazard area in the City of Tucson, Arizona, on the property described as: Parcel 129-12-0010 at 1227 East 26th Street, in a portion of Township 14 South, Range 14 East, Section 19. Lease site # 7, recorded in Docket 11972 Page 1708. See legal description attached to application. For the purpose of constructing a single-family residence. The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard Management regulations, and are particularly bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Land Use Code, or any other Federal, State, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Management regulations require the issuance of an additional Floodplain Use Permit. The following 9 conditions apply to this permit. (see Tucson Code of Ordinances Chapter 26) 1) All work shall conform to the attached Hydrology Report and enclosed Site Plan (revision note 2 dated 05-27-03), which is made part of this permit. 2) The existing drainage patterns at the property lines shall not be obstructed or diverted other than as may be shown on the approved site plan. 3) Within 5 (five) days of issuance of this permit, through completion of the project, notification must be posted and maintained in a conspicuous place on the job site stating "CONSTRUCTION PROCEEDING UNDER REQUIREMENTS OF CITY OF TUCSON FLOODPLAIN USE PERMIT # T03OT00195. FOR INFORMATION PLEASE CALL 791-5550." 4) Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties. 5) This permit becomes invalid and is subject to additional floodplain review, if any proposed or required development changes the configuration of the structure and/or site development. 6) Any walls to be proposed will require a building permit and floodplain use permit prior to construction. 7) A Right-of-way Use Permit is required for any trenching, construction or development activity within the right of way. 8) Adhere to specifications outlined in Section C, C2 of the elevation certificate. 9) The lowest finish floor of the structure under this permit shall be placed upon a dirt, concrete, or similar type solid pad to a minimum Finished Floor Elevation of 2543.12 North American Vertical Datum of 1988 (NAVD88) feet above mean sea level, as Certified by a Registered Land Surveyor. The Elevation Certificate shall be submitted upon completion of pouring of the slab and returned to the Records Department, on the first floor of the County/City Public Works Building at 201 North Stone Avenue, Tucson Arizona 85726. Please call Development Services Department at 791-5550 or 740-6970 (IVR) for inspection prior to any wall construction. This Floodplain Use Permit will be automatically revoked and becomes invalid for non-compliance to conditions set forth in this permit. Also, this permit will expire one year from its date of issue. Renewal of this permit will require a new application, review and approval of that application by the City of Tucson, Development Services Department, Engineering Section.
