| 09/24/2013 | 8)Revisions to the design must be discussed with a Civil Engineer at the City of Tucson Planning & Development Services Department Engineering Division, prior to any construction activity, to determine whether additional details, calculations, drainage report, or a revised grading plan is needed, or, whether changes may be provided on as-builts. All work completed without approval is subject to Stop Work Order. 9)The permitee shall notify the PDSD when the grading operation is ready for final grading inspection. Final grading approval shall not be given until all work, including installation of all drainage improvements and their permanent protective devices, and all permanent erosion control measures have been completed in accordance with the approved grading plan and grading permit, and all conditions of permit are completed. Any revegetated areas shall require Landscaping approval of established vegetation prior to Final Grading Approval. It may be necessary to submit a copy of a traffic control plan to PDSD. WE THEN LOOKED AT THE SITE AND THE FOLLOWING IS A LIST OF DEFIENCIES THAT WAS NOTED DURING THIS WALK THROUGH: 1) IN THE AREA BETWEEN THE SUBDIVISION AND BENSON HIGHWAY IT APPEARS THAT SOME OF THE TREES AND PLANTS ARE MISSING FROM THIS SITE. I HAVE ASKED VINCE TO HAVE HIS LANSCAPE CONTRACTOR GO THROUGH THE SITE AND VERIFY THAT ALL OF THE PLANTS ARE PRESENT AND ACCOUNTED FOR, AND THAT ALL OF THE TREES ARE WHERE THEY NEED TO BE AND THAT THEY ARE STAKED ACCORDING TO THE APPROVED PLANS. ALSO THEY WILL NEED TO REMOVE ANY NURSERY STAKES THAT REMAIN ON THIS SITE. IF STAKES ARE REQUIRED BY THE LANDSCAPE ARCHITECT FOR ANY OF THE TREES THEY NEED TO BE INSTALLED PER THE DETAILS IN THE APPROVED PLANS. 2) ALSO IN THE ABOVE AREAS IT HAS BEEN NOTED THAT THERE IS CONSTRUCTION TRASH, DEBRIS, AND CONCRETE SPOILS THAT WILL NEED TO BE REMOVED PRIOR TO THE FINAL APPROVAL. THIS IS ALSO HAPPENING AT VARIOUS LOCATIONS THROUGHOUT THE SITE, ADJACENT PROPERTIES, AND WITHIN THE DRAINAGE CHANNEL THAT RUNS THROUGH THE SITE. This appears to be enough to require the SWPPP to remain in place. Also you need to ensure that all of Inspection for the Development Package has been Approved. and make sure that all of the Assurance Inspection are completed for Tucson Water, Pima County Wastewater, City of Tucson Traffic and PIA are Approved. My Inspection will not be given till all of the other Inspections are Approved. Also make sure that the General Dirt and Landscaping Contractors have completed all of their work. Currently I am seeing no plants in one of the basins, minimal plants in other areas, missing tree stakes in different locations around the site. Also have the plans been revised to show that the property at the Northeast Corner of the site has been removed from the Common Area tabulations. If everything is completed then I will also need a copy of fully Revised Approved Drawings, a Certication Letter from the Engineer of Record, and the Notice of Termination Letter from ADEQ showing that this project is fully closed out. This will not be considered a full and final deficiency list due to the amount of work that still remains to be done at this time.
