A section of the black iron pipe was removed and Kevin insisted this was the only option for a permanent fix. The second image is of a 2x12 beam between the ceiling of 30 and the floor of 36. It is unknown to me how long water has been allowed to soak this beam, but, it's been long enough that unit 30 has lost power to her bathroom and the adjacent bedroom and her bathroom is totally infested with mold. My initial inspection was due to the resident claiming everytime she flipped the tripped breaker it would just trip again immediately. The hole in her ceiling was left open and water left to run onto her bathroom floor. Kevin followed about 20 minutes behind me and upon inspection said there was nothing wrong. I have attached additional photos of unit 30's bathroom.
