| TZ-CMP-0923-00186 | Complete | 09/26/2023 | N/A | Zoning Verification Letter | Zoning Administrator City of Tucson Planning and Development Services Department Uploaded to: https://tdc-online.tucsonaz.gov/#/permit/apply RE: 3960 N. Stone Ave., Tucson, AZ Assessor’s Tax Parcel Number: 106-02-043D The building was built in 2006. Hereinafter referred to as the “Property” Dear Zoning Administrator. I am requesting a letter to address the items detailed below, for the above identified Property. Please supply a letter stating: 1. The current Zoning of the Property. Also, in which zoning district(s) the subject property is currently located if different from the current zoning. 2. From the records that I see on your website, the site is zoned C-1 and R-2. Please provide a map showing where these zones exist within the Property. 3. If the existing building sits on both zones, is it a Legal Non-Conforming Use, and what issues if any, are associated with this scenario. 4. Because the building appears to sit on two different zoning districts, if we wanted to build a new façade on the front of the building to improve the appearance of the building, is that allowable, and if so, what restrictions would be applicable. 5. Because the building appears to sit on two different zoning districts, if we wanted to add on to this building to create additional floor area square footage, is that allowable, and if so, what restrictions would be applicable. 6. Our interest in the Property is to use it for a Thrift Store which would collect donations at this location and other locations and sell items in a retail fashion at this location. Is this an allowed use? Are there any requirements or restrictions regarding this use? 7. Are there any overlay districts applicable to the Property? 8. Please identify adjacent property designations and uses (if known) including the current zoning district in which properties adjacent to the Property (North, South, East & West) are located. Please advise at your earliest convenience of any additional fees or forms, if any of these items are not available or if I should be directing any portion of my request to another party. We are on a strict timeline, and your prompt attention to this request is greatly appreciated. Upon completion, please forward the information via email to Dan@CoronadoDevelopment.com. Should you have any questions or want to communicate with me other than email, my phone number is 719.505.4605. Thank you so much for helping me in this important and timely request. With gratitude, | |
