05/10/2022 INSP - INITIAL CODE ENFORCMENT Approved VISITED SITE, MET WITH TFD INVESTIGATORS WHO STATED THE FIRE STARTED IN THE LAUNDRY ROOM, LOOKED LIKE OILY RAGS WERE PLACED IN THE DRYER AND FIRE WAS LIMITED TO THE ONE DRYER. A HOLE WAS PLACED IN THE WALL ABOVE THE DRYER MAKING SURE FIRE DID NOT ENTER THE AREA BEHIND THE WALL. MET WITH MANAGER WHO STATED THE LAUNDRY ROOM WAS JUST REMODELED AND WAS SUPPOSE TO RECEIVE ALL NEW WASHERS AND DRYERS. A TECH WAS HERE AND LEFT AFTER DISCONNECTING THE DRYER. S/W GAS IS ON SITE DID NOT FIND ANY ISSUES OR LEAKS ON THE APT SIDE BUT DID DETECT LEAKS IN THE S/W GAS EQUIPMENT AND HAS A CREW IN ROUTE TO MAKE THOSE REPAIRS. ELECTRICAL IS A 3 PHASE SYSTEM PANEL IN THE ELECTRICAL AND MECHANICAL ROOM. I FIRST CHECKED THE SUB PANELL IN THE LAUNDRY ROOM AND FOUND ALL CIRCUITS IN THE OFF POSITION. THEN CHECKED THE MAIN PANEL JUST OUTSIDE AND FOUND THAT LARGE PANEL FED 2 OTHER BUILDINGS, EXTERIOR LIGHT AND THE OFFICE. PANEL WAS MISSING A DEAD FRONT AND NEITHER PANEL WAS MARKED. LEAD MAINTANENCE PERSON CAME OVER TO HELP SHOW ME WHAT BREAKERS WERE FOR WHAT. THE INTERIOR SUB PANEL WAS LEFT OFF EXCEPT FOR THE OFFICE AND A/C BREAKERS. MAIN PANEL WAS TURNED BACK ON AND POWER WAS RESTORED TO THE OFFICE, CHECKED THE OFFICE, 2 ROOMS HAD NO POWER BUT ROOMS WERE NOT USED, ELECTRIC TURNED OFF. I EXPLAINED TO THE MANAGER THE CONFUSION THAT WAS CAUSED BY PANEL NOT BEING MARKED, WENT TO THE MAIN E PHASE PANELS AND FOUND THEY WERE WELL MARKED, THE MANAGER WAS SHOWN THE PANELS AND MARKINGS SO THAT ANYONE COULD TURN OFF ANY PANEL FROM THAT SYSTEM. A NOV WAS ISSUED TO MAKE DRYWALL REPAIRS AND FOR THE ELECTRICAL PANELS TO BE PROPERLY MARKED. MANAGER CONTACTED ELECTRICIAN BEFORE I LEFT THE PROPERTY. LAUNDRYROOM WAS LOCKED AND NOTICE PLACED ON THE DOOR FOR LAUNDYROOM NOT TO BE USED.
