03/17/2022 SIGN SITE REVIEW Continued RE: sign review (alterations to 3 nonconforming monument sign structures - new cabinets)
AT: 5353 E Broadway Bl (Broadway Crossing)
Sign permit: T22OT00177
Reviewer: H. Thrall
Date: 3/16/22

**This review serves as a referral to the Sign Design Option Process (Master Sign Program) **

Proposal: alter 3 existing monument sign structures to allow install of new cabinetry and new topper embellishment. All 3 signs are nonconforming for reduced setbacks from street curb, and as such, the request to keep the sign structures as is and to utilize them with new cabinets and embellishments would be processed under a code variation / master sign program. SDRC referral comments are noted with **asterisks**

Codes: Unified Development Code (7A Sign Standards), National Electrical Code (NEC), Tucson Pima County Outdoor Lighting Code (OLC), International Building Code (IBC) 2018

1) UDC:
A) provide street frontages along the property lines for both Broadway and Craycroft (for calculation used for total sign area and number of permitted freestanding signs). Exclude parcel on corner. Acknowledged sufficient frontage for the signs proposed per street front (per measurement of aerial map).

B) **7A.10.2.C.2 - minimum setback for a monument sign is 20' from curb to the leading edge of the sign, all three existing signs are at a lesser setback and require referral to the SDRC review process for proposal to utilize the structures with new sign cabinets.**

C) Note that UDC 7A.7.1.E.2.a.2. - design criteria - uniform backer panel color is required for all panels. The diagram shows a different color for the top panel that identifies the site versus the tenant panels. The project may proceed, but the review condition will require that the panels are all the same color.

D) sign area and height noted per allowed criteria of a monument sign (10' tall / 50 sqft each)

2) NEC:
A) provide notation utilizing existing power sources for all 3 signs
B) provide notation indicating where power panel is housed for dedicated sign circuits
C) for inspections, prepare to label the breaker panel and circuit switches

3) OLC:
A) add note indicating location of timer
B) add note indicating the timer is set to the midnight curfew

4) IBC:
A) field welding is noted on the plans. Please understand that both engineered plans and special inspections specific to field welding for the top embellishment to existing base will be required, should the master sign program proposal be approved
B) side view refers to cabinet mounts to a CMU building wall, while similar to mounting to this sign structure, should be updated to reflect the cabinet mounts to the sign structure

Project will proceed through SDRC review process, should resulting decision render an approval - revised plans should be sent to Heather.Thrall@tucsonaz.gov
