1. This development is within the Main Gate Urban Overlay District, thus the "UC-1 zoning requires that the signage be reviewed by the MGUOD design review process due to the sign area exceeding 50 square feet (individual and or cumulative for the site). Staff will make a referral to the MGUOD review when the following comments have been addressed:
2. Please note - plans mention " channel lettering" formations without depth noted for channel letters, and whether clear or colored acrylic covers - for each sign -are provided to meet outdoor lighting code - provide details to that effect.
A) clear covers are only allowed over 4400k max light sources, if the actual lamp is not visible to the eye. The bulb lighting on the sign are presented to show the actual filament. Provide either an opaque bulb or an opaque or translucent cover where that filament is not seen.
B) check the plans - one enlargement does show a clear cover, yet other parts of the plan do not show a cover over the bulb lit sign.

3. It is unclear whether the logo sign is a cabinet with a clear face or some channel formations with LED "faux neon" noted as open face - which will not meet outdoor lighting code - or has acrylic covers or is halo, etc, sleeves or similar? It may be helpful to provide a manufactured sample photo of similar for the review process. Provide clarity on the plan set for such - even if engineering is not yet available.

4. OLC: (see above note 2 again and 3 again - all ties into this comment as well)
A. Provide clarity on all signs that at minimum, a clear acrylic cover will be provided on all channel lettering to meet the outdoor lighting code maximum color temperature allowance of 4400k for internally illuminated signs. If these signs are not covered, they are not internally illuminated - and thus, are reviewed under different criteria and may not meet OLC standards for lumenaires per foot, lumens for the site, exceed 3500k - etc.
B. For an internally illuminated sign, no part of the actual light / lumen can be visible. For sign B - which has "bulb" style, please indicate the type of bulb (noted G25) using a photo to show it's level of opacity when lit. Depending on opacity, either a clear or translucent cover over the sign letters would apply to meet internal illumination standards.
5. Sign C - appears directly above a vehicular use area, must be 15' clearance below the sign. Check / clarify location and clearance. (Let's discuss - are there clearance bars for entry to a parking garage here? We're not connecting on this use area - appears to be vehicle entry point.)

6. Additional review comments will be provided once additional electrical and mounting details are provided. Note that special inspections for mounting will be required for the signage on the north elevation. 1. Note - the entire development consists of the parcels from Tyndall to Park, along Speedway. For sign purposes, the entire development is to be treated as Pedestrian District. This development is a mixed use within the Pedestrian District of the Sign Standards, and thus the sign area permitted is the 3 to 1 ratio of sign area per street development frontage.
2. This development is within the Main Gate Urban Overlay District, thus the "UC-1 zoning requires that the signage be reviewed by the MGUOD design review process due to the sign area exceeding 50 square feet (individual and or cumulative for the site).
