1. Applicable sign district for commercial zone with mixed residential / commercial uses is the "General business district". **Denotes code element requiring master sign program.**
2. Total sign area allowance within the general business district is 3 square feet of sign area per each 1 linear foot of street development frontage. The site has 4 street development frontages, each with their own sign area calculation based on property line development frontage. **The sign area shown on plans is exceeded on Stone Avenue frontage by 120 square feet (approx.). A master sign program application is required (7A.10.2.C - general business district ratio).**
3. The sign attached to the fence is best classified as a detached sign, and due to the height off the ground and configuration, the sign is closest to resembling a pole sign category of freestanding signs. Per **7A.10.2.C.2.a.(2). One pole sign is permitted for a premise per qualifying street frontage. To have a second freestanding pole sign on Stone Ave street frontage requires master sign program submittal **7A.10.2.C**
4. **7A.10.2.C.2.a.(2). Waive pole cover requirement requires master sign program review/approval**
5. **Second freestanding sign on Stone Avenue street frontage less than 450' linear feet requires master sign program review / approval (UDC 7A.10.2.C).**
6. Revise height of the freestanding sign to 11.1' from grade to top of letters, given 3.1' tall letters and 8' vertical clearance under the sign. (Note currently states 10.6' height above grade.)
7. Note - if the existing pole sign qualifies as a historic landmark sign, and is designated as such by the historic review process - the sign type and sign area does not count toward the allowed number of pole signs / sign area here (takes of 297 sqft sign area used by presentation now). Please let staff know if this is an option open for further consideration and research, depending on sign age and whether alterations took place after it was built to change the sign status. A master sign program would not needed for several of the issues outlined above. (Pole cover issue may still require evaluation.)

Sign District: mixed use residential/commerical = 3 to 1 ratio for General Business district (tenant improvement plans approved for restaurant, forthcoming will be a salon and retail).

1) Show existing nonconforming pole sign at 45' tall / 297 sqft. area. If sign is designated as a historic landmark sign, the type of sign and sign area does not count toward allowances for the site. Until then - it does.

2) Proposal requires a master sign program to vary:
A) increase sign aera above 3 to 1 ratio (along Stone Av property line street frontage) 660 max, 779 proposed with shown signage plus reserve for 3 commercial suites with designated sign area for each of those suites - facing Stone.
B) To allow more than 1 pole sign on the same street frontage (Stone) with the sign mounted above gate (exceeds 10' tall)
C) to allow more than 1 freestanding sign on less than 450' of street frontage on Stone Avenue (for a total of 2, with existing and new pole sign

3) Provide dimension please on the depth of the neon pan channel letters.

4) Provide size of bolts for mounting for each sign.

5) Note, signs over 100 square feet in size - and in one continuous piece - may need engineering and special inspection for mounting, depending on weight of the sign and raceway.

D) know that should nonconforming pole sign be designated as a historic landmark sign, then the sign area and type of sign can be deducted from the master sign program need.

1) Sign Standards 7A.10.2.A. chart states that multi-family residential uses (even when in a commercial zone) are relegated to 50 square feet sign area. This site is a former motel, and has sole use now as an apartment complex. This site also has a nonconforming freestanding sign at 297.30 square feet sign area and 49.5' in height. The request is to install 2 wall signs and a 3rd sign on a fence, for an additional sign area of 352.5 square feet of new sign area, and retain the nonconforming pole sign. The total sign area is 650.5 square feet of permanent sign area for the entire site. This request requires a review by the Sign Design Reivew Committee for the sought master sign program (MSP) to increase total sign area above 50 square feet for an apartment complex.
