03/10/2020 | COT - ENGR - Signage Final | HThrall | Continued | Entered by HTHRALL1 - RE: sign permit review for SDRC evaluation Site: 900 E 2nd Street / Graduate Hotel Permit: T20OT00201 Date: 3/10/2020 Reviewer: H. Thrall Codes: Sign Standards (UDC 7A), National Electric Code (NEC 600), Outdoor Lighting Code (OLC) and International Building Code (IBC). Acknowledged this sign, as presented in the drawing set, is not a specific type of sign within the Sign Standards, and is being submitted as an "integrated architectural feature" (IAF) sign. Review and potential approval of this sign requires both an examination from the Main Gate review process and the Sign Design Review Committee (SDRC). After Main Gate review, the SDRC review process may be scheduled with staff. (SDRC meets twice a month.) Understood this sign is one within an overall package for the hotel site. That overall package is reviewed under permit submittal T20OT00183. 1) Provide a separate sign permit application specific to this sign. 2) Provide development package sheet applicable to match sheet 2 of submittal package, for reference of any easements, property line locations and street frontages. 3) As discussed prior, the architectural building component to which the sign is mounted to extends north of the northern property line, overhanging into the city right of way along 2nd Street. (Show on sheet 2 and / or Development Package sheet.) 4) On the elevation view, note the temporary revocable easement (TRE) case with aerial easement applicable to this sign. Double check legal description on file with City of Tucson Real Estate Division to ensure sign structure extending from the north elevation of this building is within the aerial easement area, as defined within the TRE case. Contact Ryan.Tripp@tucsonaz.gov for assistance as needed. Provide written confirmation sign component is within allowed aerial easement description. 5) Provide detailed diagram of the structural component of the building, to which the sign will attach to (i.e. overall end result elevation views, as shared with staff by architectural team). Ensure diagram is labeled with structural components (i.e. beams, expanded steel, etc.) and where it is on the building (throughout) and how it is attached to the building (continuous from other areas?) (Double check that page 6 of the package matches the same elevation view with structural component for sign placement.) 6) On sheet 6, for records and permitting, provide both the sign dimensions and sign area in decimal feet. Box the full word for measurement. (Sign area is not an issue, given street frontages.) 7) On sheet 7, update note M-4 to match notes pertaining to permanent archictectural feature of the building. 8) Specify sign will be on a timer, and where located for inspections and per OLC 501.3. 9) Specify where circuit breaker panel and lockout will be provided, NEC 600. No shut off switch noted at sign, check for inspections. 10) For SDRC process, review 7A - examine the design criteria for ALL Signs and for ATTACHED signs, provide architectural renderings for the building and for other signs, including their materials and lighting to show the relationship with the proposed IAF sign. Include with the SDRC applications. 11) Include Main Gate review with the resubmittal, for their recommendation is required prior to attending the SDRC process. 12) Neon may have a clear cover over the pan channel lettering to meet Outdoor Lighting Code, per building official determination 2017. Maximum light brightness noted at 4400K on plan set, thank you. Depending on responses, engineering or special inspections may apply. Send revisions to Heather.Thrall@tucsonaz.gov |
