1) Site is zoned "UC-3", and in "Main Gate" UOD zoning overlay. For property with more than 50 square feet of sign area, Main Gate (MG) review required. (UDC 7A.10.2 chart.)

A) Received Main Gate review update of entire sign package – conducted by design professional and approved 3/11/2020.

B) Overall sign package under this permit process EXCLUDES sign E - the integrated architectural feature sign, and any signage area increase that may need to be reviewed by SDRC.

2) Check all signs listed on app (with number if multiple of identical) to match the sign area on drawings.

3) UDC 7A. 10.2. chart: Total sign area derived from street frontages, and applies to signs on street fronts, and signs on elevations meant to be seen.

A) acknowledged property line dimensions, thank you.

B) add dimensions to the outdoor use areas adjacent to the building on both the east boundary and south boundary, as to be used for frontage calculation for the establishment.

C) if sign area on 2nd remains exceeded, options are to reduce the sign area (one sign or twin signs at same size) or request SDRC review for sign area increase

4) STRUCTURAL:

A) Engineering is being reviewed for mounting of all signs exceeding 30' height off the ground (A, C)

1) Site is zoned "UC-3", and in "Main Gate" UOD zoning overlay. For property with more than 50 square feet of sign area, Main Gate (MG) review required. (UDC 7A.10.2 chart.) Contractor has been referred to PDSD staff affiliated with MG review. Once MG recommendation received and substantive permit review comments addressed for this review, staff can continue permitting process for signage, excluding sign E - the integrated architectural feature sign, and any signage area increase that may need to be reviewed by SDRC (see below comments).
2) Sheet 2, Enlarge street frontages along Tyndall and 2nd Street. Mark property lines clearly.
Add further dimensions to frontage for seating and entry areas exclusive to establishment.
(had to zoom in 200% to read 235' on Tyndall and 156' on 2nd).
3) On all sheets, and application - provide both sign dimensions and sign area in decimal feet.
4) Check all signs listed on app (with number if multiple of identical) to match drawings.
5) UDC 7A. 10.2. chart: Total sign area derived from street frontages, and applies to signs on street fronts, and signs on elevations meant to be seen. (i.e. Sign C size on east elevation at 146' off ground, sign area is based off of 2nd St, as closest adjacent street. Sign A on east elevation over 140' high off ground and sign area based off 2nd St, as closest adjacent street. Sign A on south elevation is based off of Tyndall, seen due to height off ground, and Tyndall closest adjacent street). Total sign area calculated at 3 x each street front (468 on 2nd, 705 on Tyndall per lot lines, NOT including exclusive use areas at this review, as dimensions unknown, please add).
**In addition to Integrated Architectural Feature sign submitted by separate permit, SDRC may need to evaluate project for a sign area increase for signs off 2nd Street frontage of over 200 square feet sign area, depending on responses in following comments.**
6) On Sheet 2: list signs and total sign area for each street frontage (also include the IAF sign on separate permit). (Include Tyndall, a private street). List the signs (and their area) in pedestrian courtyards (which does not count toward total allowed sign area/types). Count sign area of one side of the double-faced IAF sign. Highlight or mark signs (and sign area) higher on building elevations seen from adjacent streets.
7) Check measurements for each sign to application and sign area on plan sheet 2.
8) As SDRC sees entire sign package for reference of sign relationships to IAF sign, revise design of integrated architectural feature sign E, as shown on sheet 5 / east elevation. Sign design for sign E has been updated from prior discussions.
9) Sign "A" (Oliv), per sheet 7, indicates "color changing" face-lit and side lit letters. (Acknowledged note on construction sheet 8.) Per UDC 7A.6.4.C: Add note to sheet 7 "rate of change of illumination is at ONCE a MINUTE, and in ONE action/animation, no scintillating, fading, etc." Indicate sign will be on a timer specific for this function, separate from required operational timer under OLC ch. 4.
10) Sheet 11, - revise Sign C sign area calculation and dimensions to exclude the "decscender" on letter "G" from the boxed sign area. The non-useable space around descender is much greater than 50% of boxed sign area (UDC 7A.6.1.A. and prior Sign Administrator's 2013 determination).
