10/15/2020 | INSP - INITIAL CODE ENFORCMENT | Approved | VISITED SITE, MET WITH TFD FIRE CHIEF AND MANAGER, AWALKED TO THE 9TH FLOOR WHERE FLOODING HAD OCCURED. A PLUMBER WHO WAS WORKING FOR THE CONTRACTOR DOING REMODELING ON THE 9TH FLOOR WAS CALLED TO FIX A DAMAGED WATER LINE. FOUND THE LEAK WAS AT 1 1/2 INCH LINE CONNECTING TO A 3/4 INCH TEE. PLUMBER STATED THE FITTING HAD NOT BEEN PROPERLY ATTACHED AND SWEAT TOGETHER BUT TOOK THE FITTING OFF AND USED ALL NEW FITTINGS TO REPAIR THE TEE INTO THE 1 1/2 INCH LINE. WATER HAD ALREADY BEEN TURNED BACK ON AFTER WAITING APPROX 45 MINUTED WITH THE ASSITANCE OF TFD INSPECTOR. IN THE MEAN TIME I WALKED FLOOR BY FLOOR WITH THE MAINTENECE PERSON AND TFD. THE 9TH FLOOR WAS UNDER CONSTRUCTION, 6TH 7TH AND 8TH FLOORS WERE UNOCCUPIED AND USED AS OFFICE SPACE. FLOORS 3, 4 AND 5 WERE OCCUPIED AND HAD 7 UNITS PER FLOOR, THEY HAD BEEN ASKED TO EVACUATE THE BUILDING BY TFD UPON THEIR ARRIVAL. I WALKED FLOORS 3, 4. AND 5 WITH THE MAINTANENCE SUPERVISOR, ENTERED ALL 21 UNITS, 7 PER FLOOR AND FOUND NO WATER LEAKING INTO ANY OF THE 21 UNITS. FOUND ONLY MINOR WATER IN THE LAUNDRY ROOM OF THE 7TH FLOOR. LAUNDRY ROOM DID HAVE A FLOOR DRAIN, THERE WAS NO DAMAGEBUT A MINOR LEAK AROUND A CONCRETE GIRDER. BETWEEN FLOORS. ABRACADABRA WATER REMEDIATION HAD BEEN CONTACTED AND ARRIVED WITH SEVEN LARGE TRUCKS AND TWO LARGE MACHINED PER TRUCK TO REOVE THE WATER. ALL CONSTRUCTION DEBRIS HAD BEEN REMOVED BY MAINTANENCE AND WATER REMIDIATION STARTED AT THE 9TH FLOOR AND IN THE ELEVATOR. OTHER PEOPLE WERE SET UP IN THE 7TH AND 8TH FLOORS AND WORING THERE WAY DOWN. NAVORRETTE FIRE APPEARED ON SITE TO DISARM THE FIRE ALARM AND RESET. CONE ELEVATOR SYSTEMS WERE CONTACTED TO INSPECT THE ELEVATORS BUT IT APPEARED THAT ONLY ONE OF 2 ELEVATORS WAS BEING USED. CONE HAD NOT YET APPEARED. BECAUSE MANAGERS AND MAINTANENCE HAD THE WATER DAMAGE CORRECTED AND REPAIRED, AND WATER REMEDIATION ALREADY UNDER WAY, AND BECAUSE THE OCCUPIED FLOORS 3,4, AND 5 WERE EVACUATED AND THEN INSPECTED WITH NO APPERANT LEAKE IN THE HALWAYS OR THE UNITS, CODE ENFORCEMENT ELECTED NOT TO ISSUE A NOV AND ALLOW THE MANAGEMENT TEAM TO CONTINUE MOVING FORWARD WITH THE CLEAN UP AND OCCUPANTS WERE ALLOWED BACK INTO THEIR UNITS. CONCRETE FLOORS AND GIRDERS COULD BE SEEN BETWEEN FLOORS FROM WHAT WOULD BE CONSIDERED THE CEILING, ALL MECHANICAL AND ELECTRICAL FIXTURES WERE EXTENDED DOWN FROM THE CEILING AND EASY TO INSPECT FOR WATER LEAKAGE AND NONE WAS FOUND. ONLY ISSUE WAS TO EXTRACT WATER WHICH WAS UNDERWAY AND ELEVATOR COMPANY WAS IN ROUTE. MANGEMENT AND MAINTANENCE DID A EXCELLANT JOB. ALL WORK WAS IN PROGRESS AT THE TIME OF MY ARRIVAL.
