The property is baing condemned and the electrical is beinb removed at the pole, the gas meter is being pinned and the meter will be removed at a later time. Did have several tenants still on site and was waiting for vehicles to take items out of the property. Started to check all the room on what the status of the rooms being vacant. Was assisted by T.P.D. on clearing the property. Did do the posting of Do Not Enter on all the units through out and the office. Will go back later in the evening to check if all is vacant. RV. |

Went back with T.P.D. on site and went through all the units to check if vacant and opened all the curtains to be able to see the interior if any one inside the units. Did have some people still on site and were moving there items out and loading vehicles to go to another property. The owner was going to stay on site for security purposes. The owner has installed some plywood on some of the doors where the door was broken. Did go over on securing the windows and will be doing that while on site to secure the units. Did an inspection on the whole complex. All the rooms were checked that were occupied or vacant. Does have some of the rooms that are being used as a storage room. The vacants and the storage room were checked if the power was on if on was removed at the time of the inspection. Did check all the occupied units and found open grounds, which have grounded outlets on a 2-wire system, globes were missing on the light fixtures, the covers to the handler area were missing or not connected properly, smoke detectors missing or not working due to the batteries have been removed. Some of the smoke detectors were covered to not get the smoke when smoking in the rooms. Found cranks missing or broken on the casement windows, hot plates, microwave, refrigerators, toaster ovens, doors not sealed due to lacking the weather-stripping or the threshold is lacking or aged. Did have drywall on the bottoms where meeting the floor that has been damaged by water on the floor. Some of the entry doors are broken due to being forced opened or kicked, vent covers for the supply air are missing, GFCI in bathroom are lacking and have been changed to a grounded outlets from a double prong outlet, exhaust fan covers are missing in the bathrooms, extension cords going to appliances that have been added to the room, holes in the walls with some being in the ceilings where water is leaking from the upper units in some bathrooms, some rooms have graffiti on the interior walls, tile falling or loose in the tub and shower surrounds near the tub, soap holders are missing in the tub and showers, coverplates are missing on outlets and switches, roaches and some rooms have a large amount of storage and not allowed to walk around the room and no clear paths to doors and windows. The laundry room has an electrical panel not allowed to get to due to has items in front of the panel and not labeled. Nothing has been done to the upper decks on any of the repairs that will be required. None of the electrical has been repaired on the lighting on the deckes to light the walkways. The roofing has not been repaired or replaced where the roof leaks on the restuarant area and the managers area. No repairs or replacement on the floor where the switch gear is located and the wood framing is worse has more nails poping out with some the boards lifting. The cooling tower has not been changed to the new on site and the rooms are not cooling properly. Did talk to the owner that I have made contact with the daughter and will call on the inspection and give the results. Did let the owner know that citation are going to be written and was told that Pima College has made an offer to buy the property and will be meeting 7-1-17 to check on the sale. Did discuss on closing the property to avoid the citations. Will be coming back tomorrow to check the units that were condemned today and will post with Do Not Enter. Did meet with the owner and the propety will be shut down on 5-2-17 and the owner is stating that the tenants will be removed by Monday on 5-1-17. RV. |

Did find some opened and people in some of the open units but were different units that the ones on the citation. Have court today at 3:30 for inspector Bigman. Met with the owners and are working on getting the money to do the work. Does have the permit for the deck over the electrical to be done and are in the process of getting the power off with T.E.P. There was not much progress but does have estimates on the roof, repairs to the steps and the decks, the repair of the deck by the electrical switch gear, some doors have been replaced and some doors blocked by the owner with different plywood. Walk the property with T.F.D. and will let the CAD know of the issues on the property. The structure will be fought defensive mode in the event of a fire due to the amount of storage in the buildings and the roof that leak through out the restrauant. The storage room on the east side is tide to the kitchen area and the roof is also leaking. The drywall has fallen in several areas due to the roof leaks. The owner did let us in to several of the vacant units and all have the same issues and supposely being worked on. Open grounds, worn outlets and not holding plugs when being used, globes missing, smoke detectors lacking or not working, handlers being parted or being worked on, the doors not sealed, cranks missing on windows in the bathrooms. Did not go into the occupied rooms. Some of the vacant units are filled with storage and some have doors that have been kicked in and are broken. Will be doing the N.O.V. RV. |

Went to the property to check the room below the main distribution box. The room has 3-transformers from T.E.P. and goes up to the distribution box and than to other sub-panels through the property. The floor where the distribution box is located is loose and failing. While looking at the ceiling over the transformers, you can see daylight and the floor joist cracked or brokened. The distribution box is leaning and not secured to the wall and at this time are not able to open the door to the breakers all the way to check inside the distribution box. The gutter near the distribution box and the disconnect are all loose and not connected to the wall. The backer board is weathered and not connected to the wall. Did find other sub-paneles that were loosed and at that time an electrician is being requested to the property to check if the power can remain on. Did let the owner know that he needed to call a electrical contractor to the property to check the distribution box and the gutter with disconnects to check if the power needs to be removed to the property or is can remain on until the correction have been made. Chamberlain Electric Inc. was called to the property and Craig did check the areas of concern and stated that the power can remain on but will require work to be done. Did find where an area on the second floor on the roof has sub-panels that are loose and has electrical boxes on the roof. The power was removed at the owners request until it can be checked further and repaired. The contractor did give paperwork that the electrical can remain on and will be meeting with the owner on when the other repairs can be done. Did call T.F.D. fire inspectors and will meet on site tomorrow to check the rooms filled with storage. Unit #301 was checked and condemned due to the amount of storage in the unit and has no clear paths to doors and windows. Unit #298 and #297 have also been condemned due to filled with storage and the ramp to the unit is being blocked off with plywood to not allow anyone on the ramp until it's repaired or replaced. Did place "Do Not Enter" on the doors and took pictures. The wood tha was loose near unit #124 and #224 stairway has been removed and not replace. Did find where some rooms on the back side have storage in the rooms and the doors are opened. Will let the owner know that the rooms need to be kept secured at all times. Will check the site tomorrow with T.F.D. RV. |
