***This is not a complete review. Structural, electrical/outdoor lighting code divisions were unable to review this plan with the limited information provided and with the Sign Code criteria not being met. At resubmittal, the applicant should list all sign code variances being sought and provide engineering calcs for the size of the sign and electrical details per the comments below. Staff will continue the review at that time. Further review comments may be forthcoming, depending upon the responses provided.***

GENERAL:
1) Increase font of all notations throughout the plan set to a minimum of 12 point for scanning records. (all construction notes, all site plan notes).
2) Submit a copy of the approved development plan sheet with resubmittal, 11 x 17 is fine (for verification of lot lines, access points, building dimensions)

PLANNED AREA DEVELOPMENT COMPLIANCE:
3) Per Bridges PAD 15 zoning document section C.6 - Provide letter from the Bridges PAD Design Review Committee (DRC) verifying they have reviewed and approved the proposed signage, specifically - aware/approve of use of an electronic message center (EMC) on a freestanding sign at this location.

SIGN CODE:
4) Per SC 3-61, the proposed sign does not meet monument sign criteria. Due to the height of the sign proposed, a pole sign category applies.
5) Per SC 3-33/Sign Code Administrator - height of the sign is taken from the elevation of the adjacent travel lane or from top of street curb. Demonstrate the height at the grade at either the top of street curb or travel lane elevation AND provide height from the base of the sign structure.
6) The height of the sign exceeds pole sign allowances. Understood on the plan notations that a variance application may be forthcoming. The variance request, however, cannot be a self-imposed hardship. The applicant should review the 6 findings required in the variance application prior to proceeding with filing for a variance. This sign proposal will require more variances than just height. (see next comment)
7) Per SC 3-61, the proposed setback of the sign is insufficient for a pole sign. Review pole sign criteria for proper setback. Requires relocation or variance.
8) Per SC 3-32/3-61, the sign area should be revised to box the area of each sign cabinet. Given the measurements provided, the total sign area is approx 60 sqft. Revise the elevation and technical drawings.

STRUCTURAL
9) Per SC 3-18.C.1, detached signs exceeding 60 sqft aggregate area of the overall structure require engineered plans and calculations sealed by an engineer/architect registered in the State of Arizona. Provide upon resubmittal.
ELECTRICAL/OUTDOOR LIGHTING CODE:
10) 403.5 Outdoor Lighting Controls. 403.5.1 The means of controlling the specific "off" curfew shall be by a 24 hour timing device that includes stand-by power to maintain the time and program for a minimum of 6 hours. Provide timer notation for both cabinets.
11) Per SC 3-18/NEC 600, provide notations such as the type of light source for both cabinets, and the volts, amps, circuits for each sign cabinet.
12) Per NEC 600, show means of disconnect/shut off switch and label location on both sign cabinets.
13) Demonstrate on plans how the electronic message center (EMC) meets the criteria of Chapters 4 & 5 of the Outdoor Lighting Code.
14) Note directly on the plans the manufacturer and model number of the EMC unit.
