Acknowledged electrical, footer, construction details meet code. Contractor provided location map for review. All traffic directionals are within interior streets and away from Houghton SCZ buffer. Greater detail is needed regarding specific sign placement in relation to sight visibility triangles (SVT) on the interior streets of Houghton Town Center (HTC). Acknowledged the proposed signs (10.5 sqft/5' tall) are within the variance case S-08-022 and are within the sign area and height allowances covered under the variance case (max 12 sqft/5' tall). Variance case allows each directional sign to be less than 20' setback and setbacks to vary, based upon the sight visibility triangles. Provided contractor with link to subdivision plat to help evaluate specific SVT locations. Contractor rep to meet with engineering and signs staff to review SVTs either 3/3 or 3/4. Note: per 3-33 of the Sign Code, sign height is measured from top of street curb. As the site is unfinished at this time, contractor will place this note on plans. |
