Case: T14DV01611

Parcel: 114540650

Inspection Status: Approved

Inspection History: INSP - FOLLOW UP CODE ENFORCE

Date Description Inspector Results Comments
06/01/2015 INSP - FOLLOW UP CODE ENFORCE Approved A final inspection today concludes with the property in compliance.
05/22/2015 INSP - FOLLOW UP CODE ENFORCE Approved Inspection today revealed the last of the ground cover plants have been installed and drip lines have been installed. This concludes the refurbishing of the buffer area between the shopping center and the adjacent residential area to the south.
05/14/2015 INSP - FOLLOW UP CODE ENFORCE Approved I met with the landscaping contractor today to identify the area which needs a few more plants. 10 plants will be installed which will conclude this case.
04/09/2015 INSP - FOLLOW UP CODE ENFORCE Approved Mike Wyneken and myself met with the landscaping contractor this morning to survey the proposed work to take place, specifically the size of the rock to be added and the manner in which it will be applied. The rock appears to be substantially similar to the existing rock and the contractor would like to place the larger rock at the lower end of the grade to prevent smaller rock from sluffing off and rolling down into the adjacent residential property.
03/31/2015 INSP - FOLLOW UP CODE ENFORCE Approved Met with PO at property to define the work needing to be completed.
10/06/2014 INSP - FOLLOW UP CODE ENFORCE Approved The owner of the shopping center has obtained a copy of the original construction drawings however due to the process of reducing the documents for storage on microfilm the information is mostly obscured and illegible thereby leaving the question open as to what plants are specified in what locations according to the original plan. I conducted another physical inspection of the property on 10-02-14 to determine the actual number of plants, trees and other vegetation verses what is called out in specification per the landscape plan. The results of that inspection revealed approximately 5 times the amount of vegetation is currently present at the property verses what is called for in the plan.
My findings have been forwarded to Michael Wyneken for review.
07/24/2014 INSP - FOLLOW UP CODE ENFORCE Approved The PO is still in the process of possibly making alterations to the original landscaping plan. See email notes in conditions.
05/08/2014 INSP - FOLLOW UP CODE ENFORCE Approved I met with the rep from Weingarten and the local facilities manager today along with a landscaping company at the shopping center. The areas behind Weingartens property and the CVS have been cleaned, overgrown vegetation trimmed and dead vegetation has been removed. Weingarten and CVS have met their obligation to maintain the area.
03/27/2014 INSP - FOLLOW UP CODE ENFORCE Approved I visited the area again today and was supposed to meet a representative from the management company however the rep was delayed and ultimately unable to attend the meeting. A new meeting was scheduled for Tuesday. While waiting I looked at the area to which the complainant was referring and did find some miscellaneous debris in the area. There was a minimal amount of dead vegetation as well. The area in question is not owned by Weingarten Realty and therefore not the responsibility of Weingarten to maintain. The area in question appears to be the property of Graham Farms Inc. dba CVS Pharmacy @8920 E. Tanque Verde Rd. and Lauiki Partners dba La Petite Academy, Child Daycare @ 8940 E. Tanque Verde Rd.
The complainant is insisting that Weingarten is required to maintain this area per an agreement made 26 years ago between the then property owners of the Shoppes at Bears Path and the adjacent neighborhood.
03/25/2014 INSP - FOLLOW UP CODE ENFORCE Approved I inspected the area again today and took photographs. I could not find any code violations, dead vegetation, trash, debris or refuse on either side of the screen wall for the shopping center with the exception of one tree at the far east end of the buffer area which does possess a few green leaves however is otherwise dead in appearance.
