07/11/2012 INSP - FOLLOW UP CODE ENFORCE Approved A follow up inspection at the residence revealed that most of the violations had been addressed however not all had been resolved.
The lighting in the kitchen had been replaced and the leaking kitchen water supply had been corrected. Smoke detectors were installed. Toilet fixed.

Remaining items which need attention;
1. The electrical circuit for the switching of evaproative cooling system is still non- functional and must be operated at the main electrical service to the residence.
2. The pool remains partially empty of water and the water is chemically out of balance and a deep shade of green with algae and there is no active water filtration system in operation.
3. The water-heater TPM or pressure relief valve overflow piping has not been addressed In an overpressure event the water would be dumpped into the interior of the residence, speciffically the laundry closet located in the kitchen. This would cause scalding tempature water to flood that area resulting in a potential burn injury to any nearby persons.
4. Carpets remain in need of cleaning or replacement.
5. Water leak at the supply for the evaporative cooler is leaking.
6. The roof, whcih was identified as a problem after the initial inspection, is in need of immediate attention. Reflective coating is almost completely absent and the underlayment and protective tar coating are in and advanced state of deterioration. The deterioration may be allowing water from rains to penetrate the plywood decking and ultimately into the interior of the residence.

07/06/2012 INSP - FOLLOW UP CODE ENFORCE Approved Followed up today based upon a phone call from the tenant stating the roof was leaking and water was entering the home in the living room area and the hall bathroom. I responded to the address with Inspector Pumphrey. When we arrived there was a white Chevy Suburban in the driveway and a steady stream of water running off the roof. I knocked on the metal security door however did not get a response. Resident possible away at the time? I placed a ladder on the front eave of the house and looked at the roof but decided not to go onto the roof. The running water was coming from a defective connection at the evaporative cooler supply. Water was spraying wildly about. There was a great deal of water running off the roof and pooling in the decorative rocks near the entry walk way.
The condition of the roof covering was extremely deteriorated. The white or protevtive coating was almost completely gone. The tar coating or hot-mop which covers the felt paper was deteriorated and the felt paper was cracked and peeling or curling up at the edges and corners. This condition was present throught the entire roof system. It appears that there has not been any maintenance whatsoever for many, many years, possibly 10 or more. I believe the roof would be unsafe to walk upon and most likely several sheets of the decking, if not all, would need to be replaced along with the felt, tar and reflective coating, essentially an entire roof replacement.
