Inspection revealed a business property with what appeared to be a Single Family Residence located in the N/E corner of the parcel which was posted as "For Rent." The parcel is Zoned I1 for Industrial use. SFR's are not permitted in "I" zones. There were at least 4 structures on the property. The only "approved" site plan in record dates back to 1972 and shows only 2 structures and a proposed third structure. The Pima County Assessor's record of the parcel agrees with DSD records and lists 3 structures. One in 1959 @ 528 sq.ft., 2 in 1975 @ 880sq.ft and 1131sq. ft. There is much storage and many motor vehicles on the perperty. There doesn't appear to be any kind of business operation at the location. There are no signs or offices or other typical indicators of a business. Furthermore there is record of a Certificat of Occupancy for the property. A notice of Violation will be issued upon completion of research and inspection. |
