05/24/2006 INSP - INITIAL CODE ENFORCMENT Approved VISITED MANAGER'S OFFICE, MET WITH ANGELA WOOD, MANAGER, WHO MENTIONED SHE WAS AWARE THAT THE TENANT HAD CALLED IN A COMPLAINT, MENTIONED THAT SHE HAS SEEN THE TENANT'S APARTMENT, MENTIONED APARTMENT WAS A MESS AND BECAUSE OF THE MESS MENTIONED THAT THE PEST CONTROL COMPANY TOLD ANGELA THAT IT WOULD BE A WASTE OF TIME TO TRY AND TREAT THE UNIT BECAUSE OF THE CONDITION IT WAS IN, THAT THE TENANT NEEDED TO 1ST CLEAN THE UNIT. ANGELA ALSO MENTIONED THAT TENANT DID BRING A DEAD MOUSE INTO THE OFFICE IN A PLASTIC BAG ALSO COMPLAINING ABOUT MICE. I EXPLAINED TO ANGELA THAT I WOULD BE BACK INTO THE OFFICE ONCE I INSPECTED THE UNIT, THAT SHE COULD COPY THE ISSUES THAT I FOUND AND MAINTENANCE COULD BEGIN ABATING ISSUES IF THEY WISH. MENTIONED A NOV WOULD BE ISSUED SOMETIME AFTER THE INSPECTION.

MY FINDINGS ARE AS FOLLOWS:

INTERIOR FEATURES:

1) FRONT DOOR LACKS PROPER WEATHER STRIPPING / LACKS RUBBER TO THRESHOLD

5) HALL CEILING LEAKS FROM ABOVE UNIT, POKED HOLES IN CEILING TO RELIEVE THE WATER
6) PATCHES IN BATHROOM NOT COMPLETED LACK TEXTURE & PAINT
7) N/W BEDROOM WINDOW LACKS LOCKING MECHANISM
8) INSECT INFESTATION N/W BEDROOM CEILING
9) PATCHES IN N/W BDRM CLOSET NEED TO BE COMPLETED

INTERIOR SANITATION:

KITCHEN HAS CAT LITTER BOX IN CORNER OF KITHEN, LITTER BOX OVERFLOWING, CAT FECES IN PILES ON THE FLOOR. APPEARS AS THOUGH UNIT DOES NOT GET CLEANED ON A REGULAR BASIS, CLOTHES ON THE FLOOR IN STACKS. KITCHEN ALSO HAS FOOD LEFT ON COUNTER TOPS AND STOVE (OPEN FOOD).

FIRE SAFETY:

1) NO WORKING SMOKE DETECTORS IN UNIT
