GEORGE MAINTENANCE PERSON MENTIONED THAT COMPLEX HAS HAD ABECUS & BERT'S PLUMBING AND ALSO MAINTENANCE HAS FIXED LEAKS THEMSELVES. SHOWED ME THREE AREAS WHERE THEY HAVE LEAKS IN OR AROUND THE COMPLEX. MENTIONED ONCE FIXED IS COMPLETED THE CHILLER SYSTEM WILL BE TURNED BACK ON. 163-B INSIDE, TURNED SYSTEM OFF - TO UNIT 711. 153-B INSIDE TURNED SYSTEM OFF. 63-B OUTSIDE LEAK, PUMPED WATER LEFT SYSTEM ON. - WALKED COMPLEX AS WALKING FOUND SEVERAL BELCONIES, RAILINGS DECKS TO BE ROTTED, POSTS ROTTED AND NAILS STICKING UP OUT OF 2X8 DECKING. - FOUND ELECTRICAL BOXES THROUGHOUT THE UNIT TO BE KNOCKED OVER AND BROKEN, EXPOSED WIRING CONDUIT GOES UNDERGROUND. - FOUND POOL TO BE DRAINED AND UNDER CONSTRUCTION, GATES LOCKED. BUILDING #7 & ALL BALCONIES POSTS TO BELCONIES HAVE ROTTED AT BASE. - RAFTERS SEEM TO BE OVER SPANNED (FLOOR FIRST). - LEDGER IS PULLING AWAY FROM STRUCTURE. - BEAMS ARE ROTTEN PAINT PEELING & FLECKING. - 2X8 DECKING - BOARDS ARE PULLING AWAY FROM JOINTS, TWISTED, PEELING & FLECKING. BRIDGETT GONZALES #406-2030 UNIT #578 LAUNDRY ROOM: SOUTH WALL HAS HOLES IN WALL. WOOD INSIDE WALL IS COMPLETELY ROTTED. PAINT PEELING OFF. CEILING IN SAME AREA FALLING DOWN. WALKED POOL AREA, COMPLEX HAS TWO POOLS. POOL FOR UNIT B IS UNDER CONSTRUCTION FOUND BARRIER FENCE VIOLATIONS. GATES WERE IN PLACE, (2) GATES. ONE GATE WAS LOCKING SELF CLOSING HARDWARE, BOTH GATES WERE LOCKED WHILE POOL WAS BEING RE-GUNNITED. POOL FOR AREA A WAS OK, (3) GATES HAD SELF CLOSING & LATCHING HARDWARE. THERE WERE NO OPENINGS LARGER THAN 4". POOL B DID HAVE (2) OPENINGS WHERE WROUGHT IRON HAD BEEN BENT & BROKEN IT WAS CLOSED BY CHICKEN WIRE WIRED TO THE FENCE TO AVOID ANYBODY ENTRY TO THE POOL AREA. HAD REBECAH CONTACT REGIONAL MANAGER TO FIND OUT IF PERMITS HAD BEEN PULLED FOR WORK IN PROCESS FOR POOL AND RE-STUCCOING OF THE UNIT A. BERNAD ALLISON 602-840-8337 ASKED FOR FLYNN JAMISSE MANAGEMENT COMPANY. SPOKE WITH FRAN UNIT #611, SAID SHE HAS HAD PROBLEMS WITH AC. ASKED THAT I NOT BRING IN MANAGERS. SHE STATED HAVING PROBLEMS IN OCT. N.O.V. FOR NO HEAT IN OCT. REIMBURSED $100.00 FOR OCT. MENTIONED SHE HAD NOTIFIED MANAGEMENT SEVERAL TIMES WITH DIFFERENT COMPLAINTS, HAD COPIES OF LETTERS. ASKED IF AC WORKED AT THIS TIME, SAID YES. ASKED IF SHE HAD ANY OTHER MIN. HOUSING ISSUES AT THIS TIME, SHE SAID NO, EXCEPT FOR WORKERS ON PROPERTY DOING STUCCO WORK. PATRICIA WAYNER #207-0480 (UNIT #514) PRESENTLY HAS AC. IN APRIL APT. WAS OVER 1OO DEGREES. AC HAS BEEN WORKING APPROX. LAST 2 WEEKS. NO HOT WATER ON SUNDAY. GOODMAN GAVE ALL INFORMATION OF ISSUES. APT. COMPLEX WAS DONE IN 2 PHASES, PHASE 1 BUILT IN 1972, PHASE 2 BUILT IN 1974, PHASE 2 AT THIS TIME LACKS COOLING. PHASE 1 HAS COOLING @ THIS TIME, PHASE 2 CHILLER IS APPROX. 5 YRS OLD, FAIRLY NEW, PROBLEM IS IN ALL UNDERGROUND CHILLER PIPING, SUPPLY & RETURN LINES, LOCKED AT SEVERAL SITES WHERE PIPING HAS GIVEN AWAY DUE TO PIPES ARE SEVERLY DETERIORATED, ON SITE WAS MAINT. (GEORGE) ALSO BERTS PLUMBING, AT TIME OF ARRIVAL BERTS PLUMBING HAS MADE REPAIRS TO UNDERGROUND PIPE, WAS WORKING ON A LEAK AT CHILLER ITSELF, BERTS PLUMBING ESTIMATED RESTART TIME OF APPROX. 15 MINUTES, AS WALKING PROPERTY SAW 2ND FLOOR DECKING AND SUPPORT POST DETERIORATED TO A POINT OF LOSSING STRENGHT AND INTEGRITY, DECKING BOARDS 2X6'S WEAK, SPONGY, LOOSE, BUCKLING, NAILS STICKING UP, UP RIGHT SUPPORT POST DETERIORATED AT BASE, ROTTED, USED TAPE MEASURE TO MEASURE DETERIORATION TAPE WAS ALLOWED TO GO UNDER BASE APPROX. 5 TO 5/12 INCHES, CONNECTIONS AT TOP SEPERATING, SUPPORTS ARE SPLITING OVER ALL CONDITION WOOD IS IN A STATE OF DETERIORATION. WENT BACK TO CHILLER TO SEE PROGRESS, DETERIORATED/ RUSTED PIPING DID NOT HOLD ANOTHER LEAK, FLOODED 3 UNITS, UNIT WHERE PIPE DID NOT HOLD, AND BOTH UNITS TO EITHER SIDE, MANAGER REBECCA WAS ON SITE, TALKED W/ MANAGER INSP. GOODMAN EXPLAINED TO MANAGER HE NEEDS TO TALK WITH REGIONAL MANAGER FLYNN, APPROX. 1/2 HR LATER INSP. GOODMAN DID TALK W/ REGIONAL MANAGER TO SEE WHAT THEY INTEND TO DO, WAS DECIDED THAT BERTS PLUMBING WAS TO STAY ON SITE KEEP TRYING TO MAKE ALL NECESSARY REPAIRS, INSP. GOODMAN SET UP A MEETING W/ MANAGER, REGIONAL MANAGER, MAINT. SUPERVISOR FROM PHOENIX, FOR NEXT DAY TO PUT A PLAN TOGETHER ON IMMEDIATE REPAIRS, PLANS ON WHAT IS TO BE DONE TO COMPLETE SYSTEM PIPING, ALL AGREED ON MEETING 5/20/05. ONCE THIS MEETING WAS IN PLACE, CHECKED W/ BERTS PLUMBING WILL STAY ON SITE TO CONTINUE MAKING REPAIRS AS NEEDED. STILL PUMPING OUT WATER ON FLOODED UNITS, NOT ANTICIPATING TO DO SHUT DOWN OF UNITS AT THIS TIME DUE TO GETTING INTO COOLER CLIMATE OF EVENING W/ BREEZE AND BERTS PLUMBING STAYING ON SITE TO MAKE ANY AND ALL REPAIRS AS NEEDED. CONTACT TO BE MADE TO INSP. GOODMAN WHEN SYSTEM IS UP AND RUNNING, TALKING AGAIN W/ REGIONAL MANAGER FLYNN AND OTHER GENTLEMAN MICHAEL, WENT OVER IMMEDIACY OF RESTORING OF COOLING, AND NEEDING CONTINGENCY PLAN IF SYSTEM FAILS, ALL AGREED THIS WILL BE TOPIC OF MEETING FOR 5/20/05. |
