VISITED SITE, TOOK PICTURES, MET WITH RESIDENT BARBRA ON SITE WENT OVER ISSUES, BARBARA STATED THAT A/C/ UNIT WAS BROKEN AND THAT MAINT. STATED THAT IT WAS MISSING PARTS, I DID CHECKED A/C UNIT AT REGISTERS AND AIR COMMING OUT OF REGISTERS WAS AT 57 DEGREES, AND TOTAL ROOM TEMPERATURE WAS 80 IN LIVING ROOM AND 82 IN BEDROOM OUTSIDE TEMPERATURE IS AT 107 FOUND A/C TO BE WORKING FINE AT THIS TIME, ALSO RESIDENT HAD CONCERNS ABOUT BATH TUB, TUB IS A FIBER GLASS ENCLOSED TUB AND HAD A CRACK ON BOTTOM WHICH DID LEAK PREVIOUSLY, MAINT DID COME AND MAKE REPAIR TO TUB AND SEALED TUB TO PREVENT LEAKING, ALTHROUGH THE TUB HAS NOT BEEN REPAINTED AND DOES NOT LOOK VERY PRETTY THE LEAK HAS BEEN ABATED, WHEN TUB DOES GET REFINISHED RESIDENT CAN NOT STAY IN UNIT DUE TO THE FUMES REPAINTING CAUSES, AND IS WAITING FOR MGMT TO PUT THEM UP SOME WHERE FOR A DAY OR TWO UNIT FUMES ARE GONE I EXPLAINED TO RESIDENT THAT SHE WOULD HAVE TO MAKE THOSE ARRANGEMENTS, HOW EVER DID FIND THAT ELECTRICAL CONVENIENCE OUT LETS ARE WORN AND WILL NOT HOLD PLUGS, ALSO KITCHEN OUTLETS ARE NOT GFCI PROTECTED. WILL DO N.O. ON CONVENIENCE OUTLETS AND WHILE REPLACING OUTLETS TO GFCI PROTECT KITCHEN BATH DOES NOT HAVE CONVENIENCE OUTLET INSTALLED. ALSO RESIDENT WAS STATING THAT CEILING ARE DIRTY AND NEED TO BE CLEANED I EXPLAINED THAT WE WOULD NOT HAVE ANY JURISDICTION ON CLEANING UNIT AND THAT NEXT TIME SHE SIGNS LEASE TO ASK FOR UNIT TO BE REPAINTED.
