A lot of the violations still remain on site. Identified numerous rooms that where not habitual for rental or to live in long term or short term, due to sanitation, electrical, plumbing, mechanical, fire safety. Shut down 38 rooms all unoccupied. 1 room was occupied however it was so infested the occupant and pet had bedbugs and roaches crawling all over them. Issued shut down paper work to the manger on site. Will meet with management and discuss the violations identified. | |

The room’s concrete foundation has been jack hammered to expose the sewer line. Dry wall including wall wood stud members have been cut and removed, new A.B.S. can be seen installed inside the shared walls between rooms. There is no permit on record for the extensive plumbing repair/replacement. Stop work order and condemnation at Room 131 floor plan layout has been modified, plumbing fixtures and its bathroom sink are not in its original location (does not mirror the other rooms) The building on the west end of the property has signs of new ABS plumbing installed connecting to the building. There are new ABS clean outs in the middle courtyard, tenants stated recent sewer issues and corrections have been made to faulty plumbing. Building 2 at parcel 115-16-019s is being used as an event center for assembly use and appears to have been vandalized. This building is not under continuous building management supervision and is currently closed and locked without anyone occupying this building. 7 HVAC systems have been stolen, there are cut, energized exposed wires. The main service panels have locked switches and iron bars obstructing readily accessibility to the energized switches and circuit breakers. Owner notified over the phone of the need to isolate power until all code violations are made with applicable permits. The owner agreed with the terms and would contact appropriate contractors to correct the violations. T.E.P. isolated the power, building was posted unfit to occupy. Later business representatives arrived on site requested more information, notices delivered to the representatives. |

Rooms lack smoke detectors, 2nd flr walkway concrete is cracked throughout, chunks of concrete have fallen off. #150 there is a hole in the concrete with a piece of plywood covering the hole. Underneath plywood is plumbing work and raw sewage Concrete stairs are cracked, graffiti, rooms missing #s, No permits for electrical, plumbing and construction. Stairway lighting missing, exterior lighting missing light globes. Space around the electrical disconnect service area is blocked with storage, electrical box located next to the air-conditioning unit is corroded. Signs of fires set right in front of the electrical box. Human feces next to the electrical disconnect box. Exposed electrical wiring, electrical circuit boxes missing labels and not properly attached to the wall. Fencing around the electrical system is dilapidated. Outdoor exit signs missing lights and not properly working. Outdoor outlet missing weather protective covers;. 2nd flr rental rooms show signs of a roof leak. 2nd flr railing is missing parts of the railing. Parts of the railing are loose and tyed on by bailing wire. Refuse and weeds through-out the entire property. Broken windows on rental rooms (this will need to be replaced with tempered glass). #157 has a hasp placed on the rental room. Vent covers missing off the air-conditioning and or are not properly secured. The second floor has a locked gate (fire safety hazard) stairwells missing tile and cracked. Exposed electrical outlets near pool area. Sewer caps missing on exterior pipes. No permits for banner signs. Site plan violation 2 storage container and a shed placed on lot without prior approval. | |

All storage and refuse and rusted electrical equipment removed. Exit signs installed and working (Desert State Fire inspected and tested the fire alarm system). Refuse removed, two storage container and shed removed which were located at the back end of the property. Hasp removed on rental. Missing hand railing reinstalled and welded back on to railing. Open sewage closed up and cemented over. Light globes installed but there are still a lot missing light globes. Loose AC covers re-installed, graffiti removed, rooms with refuse cleared out and locked up. Electrical disconnect boxes labeled. Owner hired Parker & Son Electric, Performance Steel Bldg, Coronado Engineering, Tucson Pool & Spa, Andy American Glass. Next follow up will be in 30 days. | |
