Contractor must verify if affected studs are bearing walls and appropriate repair needed under applicable permit. Stucco has cracks not providing proper weather protection. Paint is peeling, worn not properly protecting the building. Building’s fascia is deteriorated with signs of wood rot to include the roof eave. Staircase repairs must be completed under a permit that requires a certified welder and welds shall be tested by an independent testing laboratory. Bolts, Anchor bolts, expansion bolts must have proper hardware and must comply with applicable AISC code standards. Stucco finish lacks paint protection. Sliding glass door frame is damaged, wood shows termite decay, stucco has open penetrations. Electrical panels lack of legible labeling for identification purposes. | |

The are multiple broken and/or boarded windows on the property, there are multiple boarded doors on the property. Rain scuppers are obstructed with vegetation and debris, damaged, missing sections or not properly anchored. Multiple Unit’s windows have missing or inoperable locking mechanism and hardware. Multiple Unit’s have damaged screen doors. There are missing fire extinguishers and/or fire extinguishers are past due for annual inspection. Units missing exterior light fixture at door entrances that help luminate walkway and staircases. Existing light fixtures have missing globes or are damaged. Graffiti on the property, staircases, and walls Walkway roof members have damaged uplift hardware commonly known as H2 5 clips/ hurricane ties. Animal waste, trash and debris on the property and curb area. Grass and weeds exceed 6 inches in height at the property line to the street (S. Cottonwood Ln) Last approved site plan depicts parking spaces at west end of the parking lot and garbage containers in the center of the parking area. There are missing light fixtures at the walkways/common areas throughout the property. The Handicap space is missing its proper signage with enforceable ordinance. Overgrown vegetation: Mesquite tree needs to be trimmed away from the building. Dead palm fronds within 10 of the building, or wall needs to be cut or removed. |
