Proper sizing of AC unit needs to provide adequate cooling throughout unit. Building has large openings that have been boarded (AC unit removed) Potential weight bearing studs damaged. Contractor must verify if affected studs are bearing walls and appropriate repair needed under applicable permit. Stucco has cracks not providing proper weather protection. Paint is peeling, worn not properly protecting the building. Building’s fascia is deteriorated with signs of wood rot to include the roof eave. Staircase repairs must be completed under a permit that requires a certified welder and welds shall be tested by an independent testing laboratory. Bolts, Anchor bolts, expansion bolts must have proper hardware and must comply with applicable AISC code standards. Stucco finish lacks paint protection. Sliding glass door frame is damaged, wood shows termite decay, stucco has open penetrations. Electrical panels lack of legible labeling for identification purposes.
