10/18/2022 INSP - INITIAL CODE ENFORCMENT GOODMAN Approved VISITED SITE, FIRST MET WITH MANAGEMENT AND MAINTANENCE AT THE OFFICE. MAINTANENCE STATED THEY WERE AT THE UNIT ON FRIDAY 10/14 DID NOT SEE WATER INSIDE THE UNIT SAW THE LEAK FROM OUTSIDE BELOW THE SLAB AND CONTACTED DEANS PLUMBING, DEAN CAME OUT ON MONDAY AND CUT THE BLOCK WALL AROUND THE WATER SPICKET, ALSO FOUND THE AREA WAS WET OUTSIDE, BUT AGAIN SAW NO WATER INSIDE. THEY HAD MADE A APPOINTMENT ON MONDAY BUT AND TO RESET THE APPT FOR TODAY AND WILL BE OUT AT APPROX 10:35 AM. MY INSPECTION TODAY WITH MAINTANENCE DID FIND WATER INSIDE THE BATHROOM AREA AND SEEPING INTO THE HALLWAY AND ADJOINING BEDROOM. I ASKED THE OCCUPANT IF SHE WAS WILLING TO BE PUT UP IN ANOTHER APPT WHILE REPAIRS WERE BEING DONE. OCCUPANT STATED SHE WOULD LIKE TO SEE WHAT THE PLUMBER FINDS AND IF IT CAN BE FIXED TODAY. I TOLD THE OCCUPANT SHE COULD WAIT BUT I WOULD TALK TO MANAGEMENT ABOUT RELOCATING HER IF REQUIRED, THEY STATED THEY HAD 2 BEDROOM UNITS AVAILABLE IF WORK REQUIRED MORE THAN A DAY. I CONTACTED DEANS PLUMBING AND CONFIRMED THEY WERE COMING OUT, THEY STATED TRUCKS ARE ON THERE WAY. WORK IS IN PROGRESS, I ASKED MANAGEMENT TO PLEASE CONTACT C/E WHEN PLUMBING IS COMPLETED, AND BUSINESS CARD WAS PROVIDED. I LATER TRIED CONTACTING MAINTANENCE TO DETERMINE IF DEAN'S PLUMBING WAS ABLE TO COMPLETE A FIX OR IF ADDITIONAL TIME AND HOUSEING WOULD BE REQUIRED. A MESSAGE WAS LEFT FOR MAINTANENCE.
10/19/2022 INSP - FOLLOW UP CODE ENFORCE GOODMAN Approved REVISITED SITE, MET WITH MANAGEMENT AND MAINTANENCEWHO INFORMED ME THAT DEAN'S PLUMBING CONTUCTED A LEAK DETECTION, DETERMINED THAT THE LEAK WAS AT THE PLUMBING HALF WALL THAT DIVIDES THE KITCHEN AND THE LIVINGROOM. CARPET WAS PULLED BACK, FLOOR WAS SAW CUT AND LEAKING WATER LINE REPLACED, CONRETE FLOOR RE POURED WITH A QUICK SET CONCRETE. CARPET WAS PUT BACK DOWN BY MAINTANENCE WATER REMEDIATION COMPANY REMOVED THE WATER. LATER CONTACTED THE OCCUPANT WHO STATED ALL WORK HAD BEEN COMPLETED AND WATER REMOVED FROM THE CARPET AND DEODERIZED. COMPLIANCE / CLOSE CASE.
