10/01/2021 UDC Sec. 10.2.3 COMPLIANCE REVIEW, EXISTING DEVELOPMENT Any land used or occupied; any site improvement, modification, or construction started; any existing use or structure expanded, reconstructed, changed, or otherwise altered; and any land divided into multiple parcels without certification of compliance with the provisions of the UDC through a zoning review process is considered a violation of the UDC. Enforcement of violations shall be in accordance with Section 10.4, Penalties and Remedies.
10/01/2021 T.C. Ch. 16, Sec. 16-4 PERMITS REQUIRED Unless otherwise exempt pursuant to section 301 of the Administrative Code, as adopted by reference per section 6-1 of this Code, or pursuant to any other ordinance or statute, no building, structure or building service equipment regulated by this chapter or by the technical codes adopted by the city shall be built, erected, constructed, enlarged, altered, repaired, moved, improved, removed, converted or demolished unless a permit first has been obtained from the building official in the manner provided in the administrative and building codes adopted by the city. The purpose of a permit is to ensure that all construction is inspected by qualified City of Tucson personnel as directed by ordinance to verify compliance with city codes. Failure to obtain proper permit with inspections and approvals shall deem the construction to be unsafe.

09/30/2021 COT - ENFC - Code Enforcement - Initial Passed {Activity date: 09/30/2021; Status: Approved; Inspector: VIDAL; Comment: Entered by VIDAL - The office called that there is work being done in a wash and cutting a path into the wash from the top. Arrived and no one on site and all the equipment is still on site. Was able to walk around the area in the wash that is being worked on. A road path has been cut into the bank to get to the wash. Found where railroad ties are being installed vertically into the ground with a concrete base. The holes are approx. 2' to 3' deep and the railroad ties are placed in the center of the hole than filled with concrete. It appears that the work being done is for the bank protection due to the bank is currently lacking is some area and has a structure at the upper level. Does have some railroad ties that have been stacked and secured with rebar and those are loose or falling and not secured in areas. The upper level has apartments and connected along the property next to the wash. Did call Elizabeth from storm water and she stated that that they may require special approvals due to the location of the wash. The wash is private but still has restriction on the work that is going to be done. This will be using Chapter 29, Article 8. RV.}
12/12/2023 COT - ENFC - Code Enforcement - Follow Up Passed Nothing on the area of construction being done and all the material has been removed from the property. Nothing is being done on the permit due to they are not going to do the work. At this time the case will be closed. Violation Abated, Close Case. RV.
